Is it too late for me to list my Olympia WA home?

Many homeowners who are considering selling their Olympia WA home are looking at the calendar, seeing the school buses back on the roads, sipping their pumpkin spiced lattes and are wondering if they missed the summer real estate market. 

 

Put shortly, the answer is no. 

 

And here’s why the 2019 fall and winter real estate market in the Olympia WA will continue to be a great time to list your home for sale.

 

Less competition. 

Your competition may wait to list their home until next year or may take their home off the market, not realizing September through the rest of the year will still be very busy.  Buyers are still looking for homes and sellers have been slow to list their homes this year.  The fall and winter months bring out the serious and determined buyers, and sellers, those are the buyers you want.  This is the time for sellers to take advantage of the fewer homes on the market.

 

Low interest rates help you, too, sellers. 

The average Olympia WA sales price has increased nine percent from last summer.  But with the low interest rates (see the national average interest rates here), it is actually more affordable to buy a home now than it was last year.  Buyers’ dollars can go further in this market than last year.

 

Low supply and high demand still equal a seller’s market. 

The Olympia WA area is still seated firmly in a seller’s market, meaning there are more buyers than homes listed for sale.  In order to get to a balanced market, the Olympia WA area would need 2,348 homes actively listed for sale - and we have never had that many homes listed for sale.  Right now, we have 567 homes listed for sale.

 

 

Olympia has a healthy inbound migration of buyers.  Many Seattle and Tacoma buyers are looking for affordable options in Olympia.  They are fleeing the higher-priced areas of Seattle and Tacoma, and are happy to find more home for the money.  This doesn’t mean Olympia sellers can price haphazardly.  Sellers still need to price right in order to gain the buyers’ attention.

 

There is a lot that goes into successfully selling your Olympia area home. It takes expertise, knowledge and experience. Don't leave it up to an amateur.

Hi Francine, as far as I'm concerned there is no "bad" season to sell a home. They each have their own advantages and it's all about making the most of them.
