Is it possible to TIME the Real Estate market?

I guess the first question is what exactly does it mean  to "time" the market? Here in the Manchester NH area the common thought is buying when prices are low and selling at the peak of the market. Something that is not easy to do because you usually only know that you are at the bottom or top of a market after it already happens.

 

Here is what I tell consumers dwelling on "timing the market." The right time to buy or sell is when you are ready. You need a bigger home, a smaller home, a newer home, a home all on 1 floor. You got relocated, married, divorced or are moving your parents in with you. SO many scenarios that can mean you need to buy or sell a home. NONE of which care what time it is in the market.

 

One old school thought is hire an agent that will go over all the scenarios with you. There is more to buying a home than finding a home to buy. Just as there is more to selling a home then finding a buyer. Price, terms and meeting your needs are the most important things when you are ready to buy or sell. 

 

DO not focus on politically slanted news casts. DO not try to take short cuts. Remember you get what you pay for.

 

 

That perhaps the most important message is that all agents are not created equal. That consumers should take the time to hire the best, not the biggest agents or agency. That my philosophy is simple, to provide more personal and professional service to guide my clients through each step of the buying or selling process.

Good morning, Scott Godzyk the best advice is to not sell unless you have a good reason to sell... if you sell high, you'll buy high!!! and that same scenario applies to selling low...

In a secondary home market you can unburden yourself with the constraints of time if you're willing and able. For others identifying the seasons may be advantageous.

The right time is when it's time. Period. I cannot imagine trying to predict a perfect time period. Every time we have moved it's because of circumstances that make it time, not market conditions.

Hi Scott I often remind people to not listen to the headlines - they are politically charged often times.  But to rather look at their particular situation and what is in their best interests. Maybe it's time to sell/buy, maybe it's not. Let's talk about it. BTW Manchester was in the news this am - sounds like you have a bunch of 'visitors' in town!

You're singing my song. The time to buy and sell is when you have the desire or need.  Really the only time "timing" matters is if you are going to sell and not buy... because as Barbara Todaro said, if the market is hot and you sell high you're going to buy high. Likewise, if the market is slow you will sell low and will be able to buy low.

Hi Scott - all true words. And I agree with Carol Williams comment. We once were going to sell when the market was low because in the same low market we could purchase a neighborhood in a "move-up" house.

Truth is, the "time" can be perfect for one and pure poison for another, Scott Godzyk ... as real estate is location, location, location ... buying/selling is personal, personal, personal.  Especially if borrowing money is concerned ...

I agree with you 100%. The right time to buy or sell is when other circumstances in your life call for a move. Of course, for first time buyers, buying while interest rates are really low is always a good move - because one of these days they have to move up. (Or at least, I think they do )
