The one rule I have about marketing is “if it’s not broken, don’t fix it.” That rule works like a charm. My methods of marketing are carved in stone and have worked well for me for years.
What I do with my offline marketing is make it “fresh” with every piece of marketing submitted. Every month there’s a theme and new eye catching graphic. It’s mailed on a jumbo postcard, and it’s viewed on a full page newspaper ad.
This offline marketing is reflected online on a variety of sites. I complement my offline marketing with online marketing. We are as visible as we could possibly be, and that’s been in place for decades, in one form or another.
The name is branded in my marketplace. It’s a town of 38,000 people with 7,700+ single family homes in a 28 square mile area. I focus on that area.
It’s rare that we leave the town, unless it’s a personal referral or a government owned asset. We list government owned assets throughout Massachusetts. We travel for those, and I market them with the same methods that I use for our local properties.
After 41 years of marketing real estate, I’m a firm believer that no matter what the market conditions may be, “everything sells at the right price.” The operative words are “at the right price.”
With that type of mentality, there is not any real estate market condition that will leave us stagnant. As an example, I remember when interest rates hit 21% for 10 days and for most, “the sky was falling.” I was a listing agent, and we all represented the seller during that time frame. I directed all buyers to finance with Ahmanson Mortgage Co. with a 40 year negative amortization. I was moving listings like no one else, and other homeowners noticed the sold signs. That was a great time for me. The market conditions could not have been worse.
The stories could go on forever, but the bottom line is my marketing is in place and the only adjustments will be minor ones, especially if interest rates change. There’s always a way to move property. I’m a firm believer!!!
