I work on site for a builder and was VERY excited to be at my new community. However I was a little concerned when every prospect I had coming in had a house to sell. Thankfully the company I work for is awesome and does allow for me to do some contingency contracts. But the first month I wrote 8 contracts and 5 of that 8 had contingencies for them to sell their homes. I started hearing rumors from homeowners in the neighborhood and realtors active in the area, that the pre existing homes in this neighborhood are slow to sell. I did not let it discourage me because I had heard rumors that the homes in my community could not be sold, and look at how many I sold first month.
I started to get even more concerned each day. So I started thinking how I was going to find someone in the real estate field that I could partner up with and get these homes sold. When I made contact with a realtor who had brought me clients in the past, even he wanted me to know that some of the pre existing homes in this particular neighborhood are not always quick to sell. But he took the task head on. And guess what???? To his and my surprise, all of these home owners with homes to sell, SOLD. IN LESS THAN 30 DAYS! Now they are looking for temparary housing while their new homes are being built. Isn't that an awesome problem to have?
So when someone tells me that the market is not so good and that homes are not selling. I kind of laugh to myself. I guess it depends on who you and how much work you are willing to put into it. When my competitors say the market is bad and they can not sell, I think to myself "Go ahead and blow your prospects off and they will come buy a home from me".
