Have a seat and please listen to my tale of woe. I had a seller call and ask me to interview to sell their home. I was to meet them along with 4 other agents. It was a nice newer home in a desired neighborhood. That was from the outside. When i walked inside, the house was a disaster at best. Everything was worn, broken or smelled like an ash tray.
It was ok though. I more than anyone can sure sell homes needing work. I was easily able to come up what the home was worth as is. How much the repairs may be and what the home may sell for all fixed up. The seller had no money to fix and they wanted to sell it as is quickly.
Then came the deal killer. They did not want to pay a commission. Wait, What? .... BUT they wanted all the services an agent would normally give. They wanted a bpo from me in writing. They wanted me to come up with one of those great marketing plans that sells my listings so quickly. AND.. could i give them a list of buyers i may have? The answer was no. The hard truth is they can not expect an agent to work for free. Cant they? Well yes they said....
Despite letting them know what i could offer. Despite them liking all I offer over what other agents said they offer. Despite them knowing they need help. Did not want to pay a commission. Then I asked them how much they will ask for their home. They gave me a price way under what I think it I can sell it for. I asked how they got it and they said, "A discount agent told them if they sell on their own, that they can expect to get less for their home, so they should ask that amount." But they will save 7/8th of the commission. The answer was shocking when i showed them how i came up with my value. How much my commission is and how much more they would get, even paying a commission. They looked, they asked of the numbers were right.... Then They could not sign fast enough. They listed their home. In 2 days I had 4 offers and their home went under contract at the higher price well over what the dicount agent quoted.
The lesson and my infamous message is do not hire just anyone to list you home. Do not just hire the biggest company or agent. Take time to hire the BEST agent. The way I do business is to offer some of the best possible personal and professional service. To stand by them through each step of the buying and selling process.
