Kay: I see this more and more, especially in homes where the seller is pretty confident that the house is in good shape. But some others? Sellers don't want to open that can of worms, hoping the buyer will buy it "as is". A lot of escrows get canceled that way.

Hella M. Rothwell, Broker / Realtor our clients have become more informed .  What I'm seeing is our buyers expect us to know everything there is about a house we've written offers on.  No matter how much we research the information on the home, we don't know everything.

Kay: I totally agree and in many cases it means that the buyer has to hire inspectors to get those answers. We, the agents, are just not qualified to answer a lot of the questions.
