Proven Strategy for best Sale of Home YourStories Realty Group. Real estate is a process in both an up market and a down market. Properties sell every month, some months more, some months less, they sell, every year.  Properties move from one deed to another when prices are going up and prices are going down, they move. There is never a reason to panic and make bad decisions about your own move. The system and strategy is simple and straight forward for both the buyer side and the seller side. The person who is best prepared with the best story wins. That is the way.

Look at the market of comparable properties and be specific. Be within 10% of some specifics like square footage, rooms, yard size, age, style etc. Actually with style you would want to be exact because a center enter Colonial is nothing like a Split Ranch other than the door being in the middle of the house. So once you have real comps you set your price. Pricing is both an art and a science.

Pricing is both a science and an art. The science is how Appraisers work. They have to verify comps and be able to defend them in a narrative. They have that fiduciary responsibility to the bank.  The Art part is up to the agent who determines the market, prepares the marketing and launches the attack.

Best approach from my experience, so far, is to go on the market mid-week, have a broker's open that week before the open house on the weekend. That is the best way to capture and gather the energy the first week. The first 30 days are critical, the first week most critical.  After that it is down hill and that hill hits bottom after 30 days. There is no where but down after 30 days in most pricing sectors. Luxury is always it's own category and does not operate anything like the regular market.

Make your house available as much as you can in every way possible during the time it is on the market.  Allow it to be promoted broadly and through news outlets if you are so lucky to have it picked up by your paper. Make it nice, stage is best, trust the professionals.

That is the optimal and any variance is a nuance and changes things dramatically.  Here are some truths, the more your restrict the property and change direction, move the open houses the worse you are off. The market is an organic entity and if you confuse it, or not fit to the way it flows, it tends to flow away from you. Be prepared, know the process, follow the formula and adjust along the way.
