In Atlanta, whether Buckhead or Midtown,
should a Seller fix Fogged Windows before putting home on Market?

The short answer is YES! Replace the windows before putting the home up for sale. Show a Property at its best for a quick sale is a good rule of thumb. However, at $300 per window it may not be possible for the Seller to do so. 

Showed a lovely condo today - everything completely clean, repainted, bright and shiny! But, when the Listing Photos were taken, as you may see above, the window blinds were down. When I arrived with our Client, all the window blinds were in the full open position. 

Looking out the windows was equal to being on the ocean in the middle of an impenetrable fog! Nothing could be seen out of the windows! In fact, the lack of visibility diminished the other qualities of the home.

 What causes a "foggy" window?

When the seal at the glass installation fails, condensation enters the space between the two panes of glass.

 

Unless these is a drain space, the moisture will discolor the glass and make it look "foggy".

 

 

When I represent the Buyer - I always try to get the allowance for the repair not ask the Seller to do the repair. Generally, the Seller is interested in getting out with the least expense possible. Generally, the Buyer is interested in getting the best result possible. Pretty obvious who should choose the repair professional!

Good morning, Lynn B. Friedman broken seals are a common occurrence with double pane windows....the thermal value is gone... and so, too, is the visibility through those windows.... 

yes, the homeowner should have that thermal glass replaced.... by not replacing such a minimal investment might indicate there are other issues that may or may not be evident.... and the potential buyers may pass on investing in the initial home inspection just to find out there are many other issues....

what's the value of "screaming it out" to every buyer....fix it.

Appropriate Decision in my opinion! Buyers will be more careful about proper caulking after installation, repainting trim wood, etc. THE BUYERS HAVE GREAT AGENTS!!! Lynn

Hello Lynn - "fogged windows" and such are likely to be noticed by prospective buyers so there's no need to draw their attention to a problem.  If the sellers suddendly became buyers wouldn't they want this addressed?

Michael Jacobs Yes, of course they would but smetimes the cash isn't there... If it were my Listing, I would have asked for the windows to be switched out as Wayne Martin says - You do not get a second chance to make a good first impression.


If I were the Listing Agent, I would post a LARGE NOTE stating "Seller allowance for window replacement." State the obvious...

Lynn the seller should check the warranty on the windows, they may still be covered.

Ah . yes...confess on the condition report here..AND REPAIR before listing if not affordable for the seller...get estimates so that the cost . is not exaggerated
