I got a unique call on a Saturday. It was an asset manager from a big national bank. Could I list a home in a vacation area about an hour away. I sure can. After all I know it well. I place i have owned 2 different vacations homes over the years and know it well.
The asset manager thanked me for answering my phone on a Saturday and that I was willing to go to the home right away. The old go to agent for this area did not complete their tasks and they want to replace them with me if I was willing to take on the area.
SO here comes the fun part. Before I left I tried to pull up a tax card, there was none. SO I checked the MLS and did find an old sale. Armed with what info the bank gave me and MLS had I set out to find this house.
I learned arriving near the Loon Mountain area that my cell phone is soon useless as i drive up over the mountain and through the notches. My car GPS brings me to a gravel road where the address should be. Nothing but trees. Well, I know that with the new 911 system, towns have changed addresses and street names even. I have the old MLS pictures, so I just have to look at every home on the street. One, two, three times and nothing looks like it. There is no post office and no police station. I find a management office for a lakeside community, nope it is only open Monday through Wednesday. No neighbors in site. Everyone has left when summer ended.
The answer was a 30 minute drive to find unlocked Internet or get to a spot I could find phone service. At the top of a beautiful mountain i got service, I searched under the address and a bit later i found the auction ad for the foreclosure. YES, the address was changed, and i have the new address. The picture they use, the old mls listing so that wont help.
I head back to find the new address. Well now I find that every home does not have an address. Anticipating no service, i screen shot-ted the picture, as the home had some distinctive features, a porch, green trim on the roof, red railings on the side. After 2 more drives down that country road i spot the colors. The porch is gone, that is what i was mainly looking for. Replace by a double deck i was not looking for. But there is the green, there is the red and there is the markings. Got you.....
In the end it was more work than any other listing, but the seller was happy I was willing to do what others will not. It wont be long the house will be on the market, soon under contract and closed. The seller will be giving me all the listings in this area. She again thanked me for doing more. To me I did what is needed.
My infamous message is do not hire just anyone to list you home. Do not just hire the biggest company or agent. Take time to hire the BEST agent.
