Waxhaw (28173 zip code) real estate report/snapshot for August 2019. The Waxhaw area of the Charlotte, North Carolina metro area (the 28173 zip code–encompassing the three towns of Waxhaw, Marvin and Weddington) continued to see tight inventory (dropping 24.7% year-over-year) and a continued decrease (down 12.6%) in new listings year-over-year.

New construction inventory, which has been a "staple" for the Waxhaw area home sales plummeted 47.3% year-over-year. Resale inventory also dropped significantly (28.2%) year-over-year.

With continued tight inventory and fewer new listings, Waxhaw area remains a seller’s market. Lack of inventory has driven up average home prices — 4.4%  year-over-year. Average home prices for resale homes were up 6.2% compared with August 2018. Median home prices increased 10.6% year-over-year.

And with sellers receiving 98.3% of list price there's not much room for buyers to negotiate.

Lack of inventory and new listings resulted in fewer home sales in  August 2019 with both closed and pending sales down as well as lower days on market (down 5 days year-over-year).

Grant Schneider hi Grant... it does speak well for our local economy, but my concern is that buyers in a more modest price point are getting priced out of the market... and I hate seeing that as Charlotte has always been known as a very affordable meto area... less and less now all the time.
