Commission...Professional Service Fee...Cost of Selling...FSBO....Zillow...Mach1 Realty!
It is really quite simple...sell your farm through Mach1 Realty via private treaty or auction and get what the property will bring on the open market...and pay a fair Professional Service Fee...or sell with a different method or company.
It is your choice. But before you sign on the line make sure you know that the guy/gal selling for you can get you top dollar...and here is why:
We work with both buyers and sellers...so if you are selling and the price you or your agent placed on the property is lower than it should be...we might just bring a buyer who will turn right around and sell it at the correct price.
Oh yes, it does happen and more often than you think.
What can go wrong if you sell it yourself? Price it from ZIllow and the tax records and away you go...right? Bad Idea mainly because tax records are usually wrong and inconsistant...and ZIllow is of zero value but can cost you a lot of money. Ever wonder why they have to spend so much on advertising and who is paying for that? And most likely get less and yes, maybe more (I doubt it though). Price it wrong and you will lose a ton of money and or time.
Or go with the big guy company? There are only so many hours in every day...a guy who is carrying a bunch of properties has to chop up those hours and divide to the point where you may not get much time devoted to what? Your sale.
