Making an Unhappy Buyer Happy

I received a phone call one day from a lady, she  was very upset.  The Realtor she was using had dropped the ball, and didn't seem to follow up the way this buyer needed.   I did an interview found out what her needs wants and desires were.  I did a search on the MLS and set up a search so that anytime a property came available that met her criteria she would receive it.   Three hours later she called me back and said there was four of them that I sent to her that she was very interested in.   I went through a further analysis of each property to determine sinkholes, permits, flood zones, HOA,  55 +.  Two of them met her criteria.  With this in mind I scheduled a viewings. Both were unacceptable.  3 days later she called me again said that I'd sent her five more and that two of them she really liked.   We went out and looked at both of them, and she liked both of them.   I recommended to her to make an offer on both of them and see if either of the sellers would counter or accept a lower offer than the list price.   Both of them came down in price and was willing to work with her.  She wasn't sure what to do.   I recommend we go out and look at both of them again.  Ironically, the smaller home was the one that she ended up liking more than the bigger one.   We were surprised.  We made another counter offer on that unit.  The seller was very motivated because they were buying another home and they needed to close quickly. My buyer happened to be a cash buyer.  We rushed  through the HOA approval  process. She ended up buying it and being very happy.
