What is the WORST way a Buyer can lose out on their dream home?

With a new listing that saw 12 showings the first day, only 1 offer was going to be accepted. Therefore there would be many upset buyers. BUT lets look why their offers were not accepted.

There were the standard offers just plainly too low. With that many showings the property was selling at or above the asking price.

That the offer was submitted without any pre qual or pre approval letter. Sorry, we just do not know if you can get a mortgage.

The top reason that gets the "Most outlandish" reason is that the buyer agent did not have time to type their offer for them. They have another job you know. The buyer lost out because their offer never got submitted. 

I do not mean to make light of this. But if you are a buyer, and you lost out on your dream home, this is a serious matter. Buyers need to make better choices when hiring an agent. One that is full time and full service standing by their buyer through out every step of buying. That means not just showing, but writing the offer, getting it signed and presented to the listing agent. 

In the end, my seller was happy I had told them this could happen. They did not believe it would, but were ready. The sellers want to get as many buyers in as they can. But they still live there and have babies.  They let us in all day, and with a nights notice can push showing time to 7ish, but to just show up, does not work.  

The lesson and my infamous message is do not hire just anyone to list you home. Do not just hire the biggest company or agent. Take time to hire the BEST agent. The way I do business is to offer some of the best possible personal and professional service. To stand by them through each step of the buying and selling process.
