When the intention is sincere or welcomed, boundaries are relaxed but an exception when someone wants to confront or create a snarky environment up close and personal. Putting a little distance between conflict, matters.

 

Recently, I met with a homeowner wishing to sell. He undeniably thought his home was worth much, much more than all others in the same community. He became testy, demanding list price right then and there!

 

The numbers were presented. He refused to accept the current comparable sales analysis as reliable data. I told him the market would not bear his price. We discussed views, the private back yard and sales strategies. 

 

I finally discovered the reasoning behind the bristling at my suggested price. A visit from an agent prior to me, vying for the listing, said he had a buyer at the escalated price. After wishing the owner well, I went back to my office and sent a Thank You card to be top of mind over the parade of many feet wearing the carpet thin...

HI Wanda Kubat-Nerdin - Wanda Can! Great way to do it and a gentle reminder to the rest of us.  I did list a property way over price this past spring.  My numbers said to not do it...my experience said not to do it...my said I was stupid to do it...my wife thought I was crazy. 

Turns out just because the seller is a lifelong friend of over 55 years...does not mean it will sell any easier.  The listing has now expired and I suggested she either rent or drop her price $60K.  Right now this rural acreage is empty with winter just around the corner!!

I think our friendship survived but definitely took a hit.  I made a big mistake when I did not walk away this spring.

There is often a reason for sellers testiness at our suggested sales prices. Sometimes it takes a little digging to find it. Good follow up and when that buyer doesn'tbuy maybe he will reconsider who he should have listened to.

Wanda Kubat-Nerdin - Wanda Can! - Isn't it sad when the wrong agent makes such a strong influence over a Seller and raises their expectations when it isn't even justified? 

You did the right thing. I guess the question remains, do you stay in touch with someone who is out of touch with market value or just forget it? Whatever you decide, I know it will be the right one.

Thank you for sharing that Mike McCann - Nebraska Farm Land Broker. As painful as that was, it was also a lesson for your friend/client. Hopefully, it will be re-listed with you realistically!

Recently, a home that I have listed in the same community went under contract so current sales are still fresh in the head and I relayed them. Now, to wait and see who he will hire Patricia Feager, MBA, CRS, GRI,MRP, hope it's me!

I have seen this story in action many times and it always ends with there not truly being an interested buyer at the escalated price, haha.
