Do you really want to hear this story? Yesterday I was asked to give more details when I wrote about the 10 things Buyers should not do at Home showings. Well Mr. Buyer Broker did not let me down when he and his buyer were each standing on a chair trying to look above the kitchen cabinets.
Let me start at the beginning. On a new listing priced to sell. The seller asked that I be there to let buyers and their agents in and make sure the home was secure when i left. With a new listing priced right and in a desired neighborhood, there was 12 showing requests within hours. It was easier to set showings up all in a row. Start at 9am and go each half hour until noon.
Some what like an open house, there was buyer agents and buyers calling who wanted to come now. They were more than welcome to come see the home in between the scheduled appointments. With a steady flow of buyers I knew we would have a few offers by the end of the day.
Then a Buyer agent showed up with his buyers. I welcomed them to the home. Gave my short speech and welcomed them to look around. It was not long he took over. He was loud. He was everywhere and always seemingly in the way of any one else. But then like small children, when I did not hear him, what was he up to. AND... why was he on a chair? AND why was his buyer standing on a chair?
That was the end of Mr. Buyer Agents showing. He was complaining the kitchen cabinets were crooked. Really?
SO when the showings cleared out I went and looked. I also took out my trusty tape measure as now i needed to know. They were exactly the same height. What was he looking at? What was he thinking?
In the end, I got my hand full of offers. Oh yes Mr. Buyer agent put in an offer that came with a call it was low because of all the work needed? Again I asked really? The home is mint and needs nothing. Trying to beat up the home to get a lower price does not work when their are multiple other offers sir.
The lesson and my infamous message is do not hire just anyone to list you home. Do not just hire the biggest company or agent. Take time to hire the BEST agent. The way I do business is to offer some of the best possible personal and professional service. To stand by them through each step of the buying and selling process.
