12 units for sale today on MLS with prices for a city view studio starting from $59,000, and a direct oceanfront studio for $75K and all the way to $175K for a one bdr oceanfront unit.

One of only few condo-hotel, where you can claim homestead and live full-time.

Since January 2008 only one direct oceanfront unit sold in the resort for $60K, As in other condo-hotel resorts, there is a serious gap between the asking and the selling prices. Recently the bank sold a foreclosed unit for a very low price. Asking was $40,500 for a direct oceanfront stripped unit, but it cause the bidding war, and was sold for way more than that.

Such deals started popping up, Realtors start snatching the least expensive units on the market. If you want a piece of the pie, let us know. We will hunt a unit like that for you.

Jon - these Daytona Beach Club Condo-hotel units look like a good value.  I would so love to live near a beach.  Where do you get financing for them?  We have had a tough time getting loans on condo-hotel properties here.

Virginia - not the nicest property on the market, but getting closer to $0.50 on a dollar, so yes, good value when we get a bit closer.

Financing is not the easiest. We give it to a few mortgage guys. Only a handful of Lenders do condo-hotels, it is a tiny niche. Big names are not the players.

Used to be that we could get a loan with 20% (investment) with 660+ FICO score (30 year straight amortization, no balloons). Last heard that the Lender wants 30% down. There is a private group, they give with 20% (and even 10% if the appraisal comes seriously higher), but they charge interest only at 12% and for one year only. Then 2% to extendfor one year.

Jon - I had one listed a couple of months ago.  Got a buyer with a 780 FICO.  Best loan I could find was 30% down @12% + extra fees.  I believe it was Sherry @Chase.

We considered a FHA approved condo @ twice the price and a good rate.  He ended up paying cash for the condo-hotel.  With small income, he didn't need the write off.

Virginia -  I can check with the guys who do condo-hotels. I am not sure it can help yo, as they are local people, something like First Federated of Jacksonville, Magna, but I can be wrong with this assumption. I never paid attention to who they are. We are closing one on Tuesday, and it is financed, and I will see who did the loan and the terms. We usually hook the clients with mortgage people and they work between themselves. My son, who is handling the transaction may know better, but he is showing the homes now, any he would not takes calls.

We were getting financing even for under 7%. It may have all changed. We do quite a number of condo-hotels, but lately these were either cash, or they were getting money form HELOC. Lately we were exclusively selling to Canadians.
