An interesting thought I put before you today. Yesterday while at a local event, I ran into lots of local people. As always, most people ask "How is the Real Estate market?" Last week was one of the craziest and busy weeks of the year. As I talked about what a great busy fall market we are experiencing, someone loudly disagreed.
Their agent told them the market has slowed. That the there is not as many buyers as there once was. That the market was saturated with homes not selling. I looked up, glanced left and then right to see if he was talking to me. Yes, he was. What market is he talking about, because that is not what I am seeing in our market.
So I asked him.... He told me that his home is on the market here in the Manchester area. It has been for sale for 4 months. He said showings are stagnant at best. That his agent has told him how bad things are getting.
I was standing tall now. He had my attention. The fall market has been one of the best I have seen. There is no shortage of new buyers coming into the market looking at my new listings. Interest rates are near 1% lower than last year at this time. With my last 3 listings, the last sold in less than 24 hours, the 2nd under 2 days and the third, 2 weeks for the longest time frame.
That seller stood firm that the market stunk. That there was more homes for sale than ever. I interrupted him and said that in part is true, in the sense we are seeing more homes come on the market as people buy bigger homes. Seniors buy smaller homes or are heading to over 55 housing.
Lets see your home listing online I asked. We went and sat down together. He had no clue what i was asking, so I asked for his address. I Googled his home. You know what, I could not readily find it. If i cant, how can buyers? OK, let me get on MLS. I did and found it. Seeing who listed it, i got a better picture as i have heard this story from expired listings before. I asked him to go onto a couple of the BIG real estate sites, and it was not there. SO in brief I can report that i have seen agents like this who keep the listing out of and off of third party sites to control buyers. But the seller reports no buyers and reports only "excuses" why there is no buyers.
At this point it was easy to put 2 plus 2 together and see why this home is not and has not sold. The seller was not getting it and i was not about to bash the other agent or the way they list homes. But the answer was clear. I told him how busy i am seeing the market. I also told him I do not wait for buyers, i like to go find a buyer for my listings. That the hard truth is listing that are not selling are most likely over priced. For those priced right, if they don't sell, no one knows they are for sale. That means they need someone who will market them to all potential buyers, not just a few.
The lesson and my infamous message is do not hire just anyone to list you home. Do not just hire the biggest company or agent. Take time to hire the BEST agent. The way I do business is to offer some of the best possible personal and professional service. To stand by them through each step of the buying and selling process.
