Do Good Schools Matter When You're Buying Or Selling A Home?

SCHOOLS MATTER WHEN YOU'RE BUYING OR SELLING A HOME!

 

Whatever part of the country you might be living in, good schools and good school districts matter to home buyers, especially those with school-aged children. Even home buyers without school-aged children care about the quality of schools because the quality has impact on future resale value.

 

There's a reason why certain areas of the Charlotte metro region such as Ballantyne, South Charlotte, Waxhaw, Weddington, Marvin, Fort Mill, Tega Cay are in such high demand and can command premium prices for houses... it's the quality of the schools. One of the first requests I typically get from home buyers is to show them property in the best school districts. Many of my home buyers search for real estate by school district, which is one of the key factors, if not the key factor in some cases, in their home-buying decision. 

 

Sell Me A Home In A Mediocre School District... No One Ever Said!

 

Studies have consistently shown that many home buyers are willing to give up other things in a home in order to be in a top school district. A Realtor.com study showed that one in three buyers said they would settle for a smaller home and give up a bedroom or a garage to be in a top school district. The study also showed that one in five home buyers would pay 6-10% more for a home, and one in ten home buyers said they would pay up to 20% more for a home in a top school district.

 

When I represent a home seller whose house is in a top school district, that fact is heavily emphasized in my marketing of the home.

 

And good schools are also important to families who are renting. I have a number of investor clients who buy homes only in top school districts and they never have an issue keeping those homes rented and at a premium price.

Michael Jacobs good morning, Michael... no doubt that the factor of good schools is part of a total equation when people value a home. There are instances where lack of good schools don't impact demand for homes... I'm thinking of places like SOHO and NODA in NYC. Even in Charlotte's NODA and in Wesley Heights... other factors come into play and these neighborhoods are not penalized for lack of top rated schools.

Wayne Martin that's for sure, Wayne... and that's why when I have clients who say schools don't matter to them, unless they are buying in an area that is in demand for other reasons than schools, I always tell them schools should matter to some degree as they will impact resale value one day.

Here is another area where you shine. You can really help buyers find the right school district for their needs in the Charlotte area. 

Sedona is an area that fits in with people who have already raised their children or are looking for a vacation home. 

The school district recently closed what most of us consider, a necessary school in the far east end of Sedona Big Park area. We now have one public school and one upper-grade level junior and high school. There are a couple of private and charter schools, so there is a choice.

Homes with red rock views are the most common question or concern for Sedona buyers.

Sheri Sperry - MCNE® hi Sheri... you live in a totally different "world" in your marketplace than I do in mine. Charlotte is a "young" city in terms of demographics and attracts young families with kids. And we have dozens and dozens of schools throughout the region and I also cover two states and multiple counties in each of those states, all with their own school systems.

Nina - we live in one of the top school districts in Westchester County which was great for our daughters.  It is still great since Armonk and Byram Hills Schools are in demand.

George Souto hi George... anytime I've compared virtually identical home in two different school districts, it's amazing how much more the home in a top school district is versus a more mediocre district.

I once wrote a post about this because great school districts do, of course, matter. However, it simply isn't possible for everyone to fit in or afford the top school districts in the country. That's when a good analysis of what all a town may offer is essential. I'm of the opinion that great teachers can be found most anywhere and parents complete the partnership. I'm not talking about failing or violent schools obviously.

Jill Sackler hi Jill... you are totally correct... not everyone can buy in a top school district, but that doesn't change the fact that homes located in such districts sell at a premium. And it's important for home buyers to know "the story" of the schools in their neighborhood... as in any big city, we have schools that when rated an F are still getting too good a grade and it's always caveat emptor.
