Why Live at the Promenade in Bethesda MD 20814?

Are you thinking of downsizing? Maybe you want lots of amenities but you really don't want the hustle of downtown Bethesda.  Are you tired of living in a big house without interaction with your neighbors and friends? If you want to get in on the ground floor of a coop on the move, you should choose the Promenade.  It is going through a big makeover which is going to make it absolutely beautiful! 

The lower level concourse has recently been completely renovated.  The lobby is going to be redone with a fireplace and intimate seating areas.  

The onsite management and the front desk are friendly, competent and thoughtful - which is not always the case at some of the large condo buildings nearby.  The pool is already beautiful, and the landscaping is spectacular! 

Set in over 20 acres of greenery, the Promenade sets a high bar for luxury in Bethesda at an affordable price.  Located on Pooks Hill Road, the two towers of the Promenade give an exceptional view of the area from Sugar Loaf Mountain to the north to Washington DC to the south. You even have a great view of the tower at Walter Reed, the Mormon Temple and Silver Spring beyond that.

 

The resort style amenities include a grocery store at the Promenade Market and Deli, the Promenade Cafe which serves light meals and snacks and has outdoor seating.  There is a full service hair salon, indoor and outdoor pools, a tennis facility, and a full sized commercial quality gym.  If you never want to leave the property, try the doctors here, the travel agency, and the spa!  There is a dry cleaner, tailor, and shoe repair and an interior designer too for your comfort! 

Moving to the Promenade virtually guarantees an active lifestyle - even if you don't hit the gym or the tennis courts! There are welcome parties, book clubs, movie screenings, community events, speaker series, and dinner groups!  Pickle tennis and mahjong are here too!   Pilates and yoga - they are all here at the Promenade.  The library seems to be in use constantly there with meetings. 

See what is available for sale right now!  The co-ops at the Promenade are very well priced, particularly given the exceptionally large size of the units and the views from many of them.  If you don't see what you want at the Promenade, then you should check out the other condos and coops in the 20814 zip code here or call the Lise Howe Group for a special searh just for you!

The downside of the Promenade is the hefty co-op fees, but even these become reasonable when one considers the amenities received, that all the utilities and taxes are included, and the proximity to metro.  Even though it is not within an easy walking distance to the metro for many of the residents at the Promenade, the building provides a shuttle bus from the front door to the Metro.  It doesn't get easier than this!  

Floorplans at the Promenade

This one is not easy!  Many owners have bought two adjoining coops and combined them to create unique spaces flooded with light and large open areas.  However, here are a few sample floorplans for units which have not been combined into a larger space!

 

Tier 1, a two bedroom one bath unit, in the north building is one of my favorite floorplans because of its location in the bend of the building.  It gives a great view from the balcony over the pool and in both directions of the rest of the community.

 

This is an example of the one bedroom model.  It is 630 square feet and has a coop fee of $716 in 2019.  Even though it is the smallest coop in the building, it still has a walk in closet to increase that sense of space.

Below is another example of a one bedroom and one bath but with approximately 900 square feet and two walk in closets for lots of storage.

 

 

 

 

 

 

 

 

 

If you want larger still, here is a floorplan with 1448 square feet and two bedrooms and two baths.  As you can see, this condo offers lots of space!

What is Near the Promenade

The question probably should be - What isn't near the Promenade?  You are an easy walk or commute to the Metro.  You are perfectly positioned between downtown Bethesda and the new developments on the Rockville Pike like the Pike and Rose and the new community and shops being built on White Flint's old location.  If you need a bigger grocery store than the one in the concourse of the Promenade, there is a Harris Teeter in Bethesda at Battery and Wisconsin Ave.  There is a large Whole Foods in North Bethesda across from the old White Flint location, and there is a Giant on Old Georgetown Road. 

Restaurants abound! Check out Seasons 52 on the Pike or any of the great choices in downtown Bethesda like Jaleo - or Positano or Black's at the Woodmont Triangle.  You will never be hungry here!

What Has Sold At the Promenade Recently?

Sales are always brisk at the Promenade since there are so many units there.  Even though it seems like a large building, the two buildings, North and South, give more of a sense of community.  With the lower level and the lobby levels being the connection between the two buildings there is lots of interaction between the two areas. 

If you are looking for a great deal, be sure to check out a 630 square foot unit with one bedroom and one bath listed for $129,999 in September 2019. A similarly sized unit sold for $130,000 in late May 2019 with a condo fee of $658.00. Another one bedroom with 630 square feet sold for $1540000 in July 2019.

August 2019 saw the sale of a 981 square foot one bedroom one bath for $155,000.  Two bedrooms with one bath have sold this year under $200,000 while the most expensive coop to sell in the middle of 2019 is a two bedroom two and a half bath penthouse unit with 2698 square feet that sold for $725,000.  As you can imagine, the views were incredibly from the many balconies and terraces. Where Do the Children at the Promenade Go to School?

There are lots of schools nearby to choose from for the children who live at the Promenade (and there are lots of children here.)  The public schools are Ashburton Elementary, North Bethesda Middle School, and Walter Johnson High School. Then you can also choose from schools like Georgetown Prep, Stone Ridge, the Lycee Rochambeau and Landon. 

Pets At the Promenade

While it looks like the Promenade would be perfect for pets with all that green space, but the Promenade has a no pet policy.  That may be disappointing to someone who wants to move to the Promenade with their favorite dog or cat, but there are lots of other choices.  In fact, it is nice to know that there is a building like the Promenade where you can get on the elevator and not face a large dog in a small space.  If you are thinking of moving and want to bring your pet with you, just give me a call to find a great building that is in fact pet friendly!

What an excellent post about the Promenade, with so much information for buyers that they should call you right away to get a co-op in the building.We don't have co-ops in Philadelphia, condos are much more common here.

Hi Lisa, this looks like a very desirable option for those looking to downsize in Bethesda. Co-ops are not something we have in this area, condos and townhomes with a COA or HOA are the norm.
