4 New Instagram Tips to Use in 2020

We have some very social media savvy members on our team here, and often times we will stumble across an article by another marketer and roll our eyes at some of their advice. For instagram, they tell you things like “use hashtags” or “post at 5pm on a Wednesday” —- but those bits of advice don’t give you true engagement with your audience.

 

Here are 4 Pieces of Instagram Advice You Might Not Know

 

1. Collaboration is Key to Growth

You can’t build an empire alone. You will need accounts to help you get there. Real estate agents should build relationships with their vendors, other agents, nonprofits, and local companies to expand their sphere of influence. The same should also be done on instagram. For example, giving financial advice on an IG post along with “follow @mylendersname for information about improving your credit score” is a great way to grow your community, especially if your sphere returns the favor.

 

2. Be Part of the Audience

Just like Active Rain, Instagram is a community. You need to be part of the community you are selling your services to. Follow users that are in your community, wether they are prospects or just interesting local accounts. Comment and like other peoples’ photos. Don’t just share a picture and leave. Interact with the community online!

 

3. Your Goal Is To Start a Conversation

Likes, followers, and comments are a vanity metric that we shouldn’t focus too hard on. Those don’t pay the bills. Direct message can pay your bills. You want to share content in your Instagram Stories that will start a conversation. Share a meme, a question, a poll, etc. This will get them talking, and thus open the door for you to convert your followers into real estate leads.

 

4. Your Instagram Stories Are More Important Than Your Primary Feed

You should still post to your primary feed, but Instagram stories should have a higher priority when creating content. What’s great, is that it does not need to be polished content. The stories feature appears at the top of the feed, so they will show up much more often than a regular instagram post. So talk about your day, share your success stories, educate prospects about hidden gems in the city - just be interesting!
