Just as with any other profession, there is no shortage of companies pushing to sell items for which they feel there is a need.  In the real estate business, the most plentiful entities are real estate leads.

Z is known for that, and they secure those leads with OUR listings!!!  Most agents don’t hesitate to sign up with Z.  Desperate people fall hard for desperate measures.

However, there are many companies on much smaller scale, but their monthly fee is outrageous. There are contractual agreements signed by the parties.

I know of agents who have signed a contract; paid a monthly fee; and received nothing viable for leads. The leads were described by him as “junk.” They would not let him out of the agreement, and he needed to hire an attorney to make that happen.

To this day, I do not understand why anyone buys leads. Learn to market for your own leads, and if you have too many, refer them. 

If you do not have funds for marketing, offer to cover open house events. You may not make a sale, but you are likely to secure a new buyers.  Remember, buyers are also sellers!!

Agents beware of the many companies in existence who will convince you that they will get you on track. They hound you with the thought that they will save your business. 

No one will save your business except you. It’s yours to save and/or to create its demise. It’s solely your choice, but expect to spend time, thought and effort to secure future clients.

Buying leads can work. Emphasis on WORK. Buying leads does no good unless you work to make them pay off...which most leads will not...which is why it is so much work. And to do the work, you need a plan. The plan is for major follow-up...another area in which many agents fail. Too many agents think that shelling or for bought leads yields sales and success. Not so unless you do the...you guessed it...work to make it happen.

Barbara, you are so right. I paid for leads once and the buyer's were crappy. I do better with an open house. We are inundated with companies who say, don't do farming, cold calling etc. Sign with me and you will do a ton of business. I'm so tired of this. We have to work our own business.

Wow!!!  Spot on.  It has been said a foolish person is soon separated from his money.  On average I receive 4-5 calls a day from companies that have the latest widget to explode my business and for the low low price of $$$ and a 1 year commitment.  Stop paying for leads get out and meet more people and grow your business through building relationships.

Hi Barbara Todaro I never understood why agents started buying leads - waste of money.  You're putting your money down the drain is what I used to tell them.  I had one of our agents insist on buying leads so he did. He thought I should assist him in this effort. Not a chance. Zip Zero Nada after 6 months and he had 6 more months to pay for doing it his way.

Hi Barbara Todaro, not much to add that hasn't already been written. What I can add is watch out for the "exclusive" leads that "only go to you" (oh, and 11 other agents too, but don't concern youself with that!). While I have heard of success stories, the overwhelming majority of those who have paid for leads (me included, when I first started out) have/had nothing to show for it.

Barbara, thanks for the great post. One of the reasons approximately 90% of Realtors leave the business within five years is that they run out of money. There is an army of predators who offer all types of tracking, marketing systems and "can't fail" lead systems. When I first got in the business 30+ years ago, "Free seminars" were the worst for me. I had to leave my credit card at home or risk signing up for that "magic bullet" that would bring clients in droves.

Granted, there is need to track prospects and your business, but it doesn't need to cost you $500 a month. There are some lead systems who provide information/access to prospects that new Realtors might not otherwise learn about. If you decide to go that route - try to verify the quality of the leads or only sign up for a test-run.

Having been in real estate for a long time, I am fortunate to have my best source of low or no-cost lead generation - my past clients. My only cost is the monthly mailings to stay in touch and let them know I have them in mind. It's interesting, some of the best leads are to sellers whose former agents never stayed in touch.
