Help with getting new listing

Real Estate Broker/Owner with RE/MAX Crossroads 234438 NC


I have tried sending letters and postcards to expired listing and sending mailers out to certain subdivision.  I am not getting any results.  I have been doing this for two months to the same subdivisions.  Do I need to keep sending out the postcards for several more months to keep my name out there?  Any ideas out there I could try?

Two months isn't a reasonable timeframe to see any results, especially when farming a development. You need to take a more longterm approach, and supplement your mailers with other methods of meaningful 'touches.' Neighborhood can drives are one way to promote yourself and benefit a worthwhile local charity. If there's a school nearby, volunteering can gain you greater visability as well.

Lisa, You are doing the right things but you have to do them for a long time. How long? Forever. As long as you are in the business keep hitting these same subdivision and a couple of years from now you will have all the business you need. If you stop now, you have wasted your time and money. Never start a marketing plan unless yo can commit for a minimum of 1 year. I have been soliciting the same market area for 13 years!!

Hi Lisa, I can feel your pain on this because it has taken me a couple of months to pick up a listing.  What I found on the expireds is that it took re-checking and sending out another card every other week.  By the 3 to 4th card, I usually get at least a couple of inquiries.  Postage does get pricey but it's true.  Consistant and persistance is what it takes.

Lisa, My broker has drilled into us that it take 7 times before people reconise you and then you have to work on them remembering you. try the 8x8 or the 33 marketing plan.

8x8 is 8 touches in weeks this can be mailings, phone or visits. face to face is the best way.

33 Plan is makeing 33 touches in a year time witch is once every week and a half. For this I suggest that you set up automatic mailing that you don't even have to touch. 4 of the touches need to be in person or by phone. this is easy to do just pick a few each day and call while in the car.

Get on the Brian Buffini 100 Days to Greatness program as soon as you can.  As others have said, farming is a very long term proposition. The quickest way to more buyers and sellers is working and building your personal network.  If you have an IVR system or are willing to invest in a web site with consistently updated neighborhood information, you could begin a "monument ad" campaign for the subdivisions you farm.  Especially if you have a Real Pro Systems web site, this has great potential.  Good luck!

It takes me about 6-8 months before I see any results when I start a marketing plan in a neighborhood. Keep trying and don't give up! no one in the lincolnton area is really your competition, so I am sure you will see results faster than I do, over here in Mooresville. I am competing with 300 other really good listing agents!
