Interesting.  You say "Not all sales are reported through the MLS" - but are there rules regarding input of the listing after the fact?  Here on Maui we have a rule that if an agent was involved with either the buyer or seller, then they have to report it and input the details within a certain number of days after closing, or get fined.

Georgie Hunter R(S) 58089 I don't believe we have to input off market listings. That particular building is a special case. There are some private deals going on I am sure because they can't sell those units. The prices are ridiculous.
