We have to run your credit for a rental in Danbury,CT

My office has a strict policy on credit reporting for rentals. When our office represents the owner of a property which is being rented out,either my office's 3rd party vender has to check the tenants credit check or the real estate agent that does represent the tenant has to have the credit can by their office. When my office repesents a tenant, all tenants over the age of 18 years that will be living on the property has to have their credit ran through our third party vendor. This is no exceptions to the policy. Even if their in applicant that will require a co-signer as part of the negotiations, both the applicant & cosigner need their credit pulled.

As far as obtaining the credit, we use a 3rd party vendor. We do not see your account information, such as when it was opened and when it was opended.We just a credit score. The program also searches for any evictions or civil judgements, as well as the terroist watch list. The fee is non-refundable, but can be used for any property we introduce you, acting as a tenants agent. The 3rd party vendor is done online, you pay with your credit or debit card, and once you completed it, you let your real estate know so they can contact the vendor to obtain a copy. If you put on the application there are multiple adults as co-signers or co-applicants, the vendor will not release the report unless everybody has completed their application. We need the 2 paystubs for each adult as well as a formal application to rent, as well as the offer to lease. It is always the landlords decision on whehter they will accept your application or not. 

In this day and age, we just can't take anybodys word of it. We also require photo id. I've seen on some listings, if tenant provides credit karma or similiar report, their offer will not be considered by the owner unless a real estate professional runs the credit report. If any tenant has a problem with these requriements, you are welcome to speak with my brokerage manager. Everybody is treated the same way. There are no exceptions to the policy. Jonathan I think your Brokerage is very wise to have this policy.   Credit reports are a MUST on my end of the business.
