Canyon Creek,  Austin TX 78726 is one of the most desired communities in NW Austin. It’s located just off the outer loop of Hwy 620 between Anderson Mill Road and Hwy 2222.

It’s a prestigious master planned neighborhood with 1,330+ homes of really nice people. You’ll find it contains two parks, a Junior Olympic pool, lighted tennis courts, a new community center, nature trails, top notch public schools, close proximity to our lakes and extensive entertainment and dining options. Canyon Creek homes range from the mid $300,000’s to the high $600,000’s and includes 2 gated sections offering detached garden/condo home living options; The Villas at Canyon Creek and The Enclave plus Canyon Creek West a David Weekly built community of 47 homes.

Filled with stunning homes, a meticulously landscaped entrance and perfect location, Canyon Creek draws buyers from all across the country. Canyon Creek residents are assigned to the highly accredited Round Rock School District with the exemplary Canyon Creek Elementary located in the middle of the community. Annual HOA dues are currently $440 per year and covers maintenance of the main entrance and entrance into each section, open space, pool, community center and tennis courts. The property tax rate is 2.309 per $100 evaluation.

 The number of home sales in the Third Quarter decreased by 50% compared to Third Quarter of 2018! The average sold price increased by 7%. Buyers purchased the same size home with a decrease of 70% in days on market. Talk about low inventory! Many sellers don't want to move because they don't know where to move. They love living in Austin and won't sell until they absolutely must.

The Austin area shows double-digit percent increase in Austin home sales continuing to out pace inventory and driving up home prices. In Canyon Creek we have an extreme low inventory resulting in a decrease in home sales.

Homes Sold 

On September 30, 2019 there were 5 Active homes on the market and 4 Contract Pending homes with the average days on market of only 17 days. Only 5 listings in a community of 1,300+ single family homes. That is what I call a "lean market."

If you’ve been thinking now is the time to sell you are right! Look at the numbers  and check the stats and call Dorie or Melissa. That's a phone call you'll be glad you made. Buyers are anxiously waiting for new listings. Interest rates are low and they are out buying!

For a 1330 home community, the number of listings selling is really small. Yes buyers would be well advised to contact you to make sure their offers are strong and acceptable to sellers, and sellers should know you are the agent to contact to list their home.
