The number of home sales in the Third Quarter decreased by 50% compared to Third Quarter of 2018! The average sold price increased by 7%. Buyers purchased the same size home with a decrease of 70% in days on market. Talk about low inventory! Many sellers don't want to move because they don't know where to move. They love living in Austin and won't sell until they absolutely must.
The Austin area shows double-digit percent increase in Austin home sales continuing to out pace inventory and driving up home prices. In Canyon Creek we have an extreme low inventory resulting in a decrease in home sales.
On September 30, 2019 there were 5 Active homes on the market and 4 Contract Pending homes with the average days on market of only 17 days. Only 5 listings in a community of 1,300+ single family homes. That is what I call a "lean market."
