In September 2019 there were 88 homes sold in San Marcos’ 2 zip codes (92069 and 92078), a substantial 33% decrease from last month. Here’s the breakdown of overall activity.
Detached Homes Sold
57 (down 34%), 30 Days on Market, Average Sales Price $763,154 (up 6%), Average sale 98% of original asking price
Attached Homes (condos, town homes) Sold
31 (down 31%), 30 Days on Market, Average Sales Price $419,274 (down 1%), Average sale 97% of original asking price
Overall sales volume in September decreased substantially compared to last month, and for both detached and attached home sales. The average sales price went up for detached single family homes but declined slightly for attached homes as it did last month. The average time on the market dropped by several days for both detached and attached homes.
17% of the transactions were for cash, versus 9% last month. While buyers negotiated sales prices on average by 2 - 3% off original price, 33% of San Marcos home buyers paid full price or more for their new homes, a good indicator of competition and multiple offers! The median sales price of detached homes was $700,000 (up 2%) and $434,000 (up 2%) for attached homes/condos/townhomes.
There were 10 San Marcos homes for sale at the end of September with a Contingent status, versus 8 last month. 1 is a short sale, 1 is an REO, and the other 8 are first right of refusals. These homes are included in the overall active statistics.
The San Marcos real estate market inventory decreased, again, by 3% from August to 210 listings, the second consecutive decline in inventory following 3 months of increases. This represents an inventory of only 1.5 months for attached homes (the same as last month) and 2 months for detached single family homes (up from 1.9 months last month) based on the current rate of sales over the last 3 months. The San Marcos real estate market remains a very strong seller’s market, based on the buyer demand and current inventory.
In September 2019 we saw 134 homes come on the market, 4% fewer than last month. The number of homes going pending in September also decreased, by 20%, to 88 pendings (excluding homes that sold in September).
