A seller should never underestimate the importance of making a good first impression. Here are a few simple tips that can help increase your home's appeal and value,  by making it Show Ready...

 

  • Declutter, declutter, declutter. You want that "buy me" look.
  • Clean, clean and clean some more. It's especially important that the kitchen and bathrooms are spotless and also the entryway cleared for a first great impression. 
  • Organize closets, buyers are going to open them!
  • Make sure the basic appliances work, and electrical outlet's are working.
  • Fix leaky faucets and put missing light bulbs in.
  • Put dishes and laundry away and out of sight.
  • Make the beds and make sure no dirty towels are lying around.
  • Open the curtains and turn on the lights to enhance the atmosphere.
  • Keep pets out of the way and pet areas clean and odor-free.
  • Keep the first impression of outside curb appeal neat and clean. Mow the lawn on a regular basis, cut-back plantings, weed the garden and pick up unused items from the yard.

Also, make sure your backyard has the same great first impression as the front yard.

Clean, clean, clean, totally agree,the number of clients who make the comment that this house is so dirty I don't want to buy it as they obviously did not look after it either. An assumption made because of cleanliness. People want you to be godlike where cleanliness is concerned.

All of these are great ideas. The one I stress the most is CLEAN. Dirty houses can cost a seller thousands of dollars in perceived value.
