If I had written a post like this about my own experience the title would have been Fridge 1 - Brian 0, haha. Unfortunately, I had to learn Scott Godzyk's number 1 rule the hard way, haha.
You will not want to miss this story. So the bank calls asking me to list a home they took back at auction last week. The thing is they need me to go within 2 hours to make sure it is secured. A rural home in a nice town.
Not knowing if it is vacant or occupied, I pull up the tax card and look for any old or current MLS listings for this home. I head out to check. I was enjoying the beautiful fall colors as i made my way to this rural town. I locate the street and drive by slow to see what i can see.
The home sits back off the road and can be barely seen from the road. The lawn has not been mowed since at least spring. No cars and no neighbors to ask. I pull in and walk to the door. There is no answer. I can see inside the door things thrown about. I cant see in any windows as the bushes are blocking them grown to bout roof level.
With my maintenance guy arriving we make entry. It is vacant. It is also very dark. We have to quickly assess is it vacant. SO how do you do that? You look if the electric is on. NO. Are there beds? No. Are there clothes in the closets? No. The conclusion is the home is vacant. The next two tasks are to quickly change the locks and post it with the official notice.
But something is different this time. As I make my was downstairs and to the light of the side door. I am itchy. But then my maintenance guy screams. "Look at my pants." My tan pants were black from knees down, covered in fleas. Running outside like my pants were on fire, trying to get the fleas off with everything i had. No luck. Too many. They are biting. Shoes off. Pants off. Socks off. Use a leather glove to swat them. Hand sanitizer kills them but kills me getting into every one of the 100,000 plus bites.
Yes it was a seen. No it was not funny. Ok, yes it was funny. and... good thing we are in the deep woods that no one saw. My worker was too buy getting his own fleas off to watch me. Just another day in the life or a real estate broker.
The lesson and my infamous message is do not hire just anyone to list you home. Do not just hire the biggest company or agent. Take time to hire the BEST agent. The way I do business is to offer some of the best possible personal and professional service. To stand by them through each step of the buying and selling process.
