5 Reasons To List Your Home During The Holidays

For many homeowners the upcoming holiday season is a time for getting together with family and friends, celebrating special days and a New Year with new possibilities.

However, some people may need to sell their home and are contemplating whether to list it now or wait it out till after the first of the year. 

 

If you have the luxury of time, maybe waiting till the Spring season will work in your favor but it could also work against you.

 

In this video I will be talking about some good reasons to go ahead and list your property now because there are certain advantages for you.

 

Less Inventory



Many sellers are fearful of this time of the market for a whole list of reasons. 

 

They don’t want people going through their home when it’s decorated, they will be having out of town guests or they may even be going away themselves. 

 

So when the competition withdraws their home from the market,  this becomes a great opportunity for you because it allows your place to stand out in a less crowded field. 

 

Buyers will focus on the available inventory so it’s up to you to be ready for them. 



Serious Buyers

 

Anyone looking at homes at this time of year is a serious buyer. 

 

There won’t be many lookie-loos, especially if you live in an area where the weather is a factor. If they’re bundling up to look at homes, they’re not a frivolous time waster. And realtors that are taking clients to showings are making sure their buyers are ready to go and qualified to make an offer. 



Next, Timing is right for Relocation

Another factor in your favor is that some buyers need to re-LO-cate during the holidays to make the transitions for work and schools a bit easier.

 

Changing at the school break, while usually traumatic, can be easier during this friendly season. And work transfers can go smoothly during the holidays as well.



Neighborhoods are decorated

 

Now, another factor is that the neighborhoods you visit may be more attractive with festive decorations. 

 

Are the neighbors subdued and sophisticated or do you have a Clark Griswold next door? Or you might be moving into the annual “candy cane lane” street and hate the thought of putting up lights! Good to know ahead of time!

 

Tax benefits

 

If you make your purchase before December 31st, you’ll be able to take advantage of certain tax breaks for the whole year. You can deduct property taxes, mortgage interest and closing costs. Check with your CPA, financial advisor or Aunt Betty to make sure you can use these benefits, but most buyers will be ok.

 

More Realtor Time

 

Because of the general slow down at the end of the year, many realtors have fewer clients and can spend more time helping you get the most money when you sell.

 

Talk to your agent and come up with a plan that will get your home priced correctly and build a marketing plan to get it sold in an efficient manner.



And one final thought...

 

At this time - October of 2019 - Interest rates are still very favorable so buyers can use this to their advantage rather than waiting till next year when rates will likely not be as low as we’re seeing right now.

This is great information and tips for selling during the Holidays!  I love the one about the tax advantages - not only for federal tax breaks, but also property tax breaks.  In order to get the home stead exemption you have to be in the home on January 1st.  Thanks for the info - I enjoyed the video!  Have a great day!
