List now, sell later?

I have a listing I just took with a past client who purchased this home about 9 years ago. we discussed the plan for selling his home and a few issues came up that I had not been confronted with before.

The seller would like his home listed on November 1 of this year, but does not want a sign in the yard until December 1. Why? Not sure. I asked but I did not get a good answer. I suppose it has to do with the neighbors. Also, even if we get a good offer quickly, the seller will not close until after the new year as he has some social things already planned that will take place around Christmas.

Our fix to these issues is easy. Do what the client wants. We will be up and running on November 1 with all printed materials inside the home, lockbox on the door, and ready to receive potential buyers and their agents. The MLS system will, for the first 30 days note that closing after Jan 1 is expected.

Clients always have something that they want taken care of during the listing period. Its up to their agents to find a way to take care of these and any other issues that arise.

Good morning, Peter den Boer we have taken those type of listings..... we have them sign a listing agreement and it doesn't go in mls....they do work...and when it's ready to list, we do that paperwork over again....and submit to mls....

Good morning Peter den Boer - I remember  when I bought my first condo that the owner wanted to have Thanksgiving and Christmas.  We split the difference and closed on December 15.
