This has been an interesting week for me.

I've had calls from two sellers.  They are both currently listed with other agents, and are deeply disappointed with the service (or lack, thereof) that they are receiving from those agents.

After a brief conversation about their listing, pricing and motivation, and what I would do differently, they have both decided that they would like to fire their current agency and have me be their second agent.

(and before y'all get all worked up... "Yes, I am allowed to discuss their listing and my marketing plan with them, even though they are currently listed.  The rules say that as long as I didn't initiate the contact and they contacted me, we are allowed to talk)

The properties are in different communities, but similar price points, similar homes and with similar complaints about two different agents (both well-known, mature agents in our area).  The biggest complaint (other than the fact that the properties haven't sold) is "lack of communication".

One of the sellers complained that they would call their listing agent and would not get a return phone call for two or three days.  Two or three DAYS!

I made him the promise, on the spot, that if he ever called me and didn't hear back from me for two or three days... he should fire me.

Second time's the charm.

Communications are incredibly important - at either ruining a relationship or strengthening one. That goes for any kind of relationship including real estate! I know you'll get those homes sold!

Alan, I had a call on Saturday and at the time was preparing a dinner party for ten. My phone rang, I answered. The voice said, "Uh oh, you do answer your phone". I said excuse me. The person said she read my testimonials and people were saying how great I was and that I always answered my phone. She had called another agent (who didn't answer her call)  before reading my testimonials and wanted me to represent her in purchasing a home in Lewisburg. I went to view the home they liked on Sunday. After talking with the buyers, I wrote the offer. They will be driving from Columbus OH to view the home tomorrow (Tuesday). We have been in communications since Saturday and I feel like I already know them.

Lack of communication is the most common complaint, and yet the easiest to cure. Pretty crazy. We sure found it to be true after I let my license go and my son wanted to sell his rental. They're right there to get the listing signed. After that - silcence until it was time to send a renewal. His 4th agent finally got to work, and even he was't good at returning calls the same day.

Funny how so many agents suffer from lack of communication syndrome.

Even if you have nothing to say you need to touch base with the people. 

#1 complaint people have is no communication.

I hope you get those homes sold fast!  I make a point to  keep communication with clients even if 'nothing' is happening.  I keep them up on market conditions, new listings, etc.  And I don't just text--make a point to talk on the phone or stop in.

Goes to show you what is important to sellers when their home is languishing on the market. I had one seller tell me their agent wouldn't hold an open house until the kitchen remodel (no one ever talked about that) was done.

Might also show a slow price point in your market?

We're also allowed to talk here if they originate the contact. Where we run into a big problem is if we try to help them get out of their current listing agreement. As agents it's up to us to figure out the how and frequency to communicate with our clients. Two days is absurdly long by any standard.

Oh boy! Two hours, MAYBE - two days? How does one keep a business with that level of customer service (or should I say lack thereof)?

And, I'm glad these sellers reached out to you. Knowing how you work, I know you'll be the one they call in years to come too! 

Lastly, absolutely you can discuss their home sale with them - they phoned YOU, not the other way around. Congrats, Alan!
