Indian Land, SC (29707 zip code) real estate report/snapshot for September 2019. The Indian Land housing market remains a seller's market with just 3.1 months supply of inventory overall, but with only a 2.1months supply of resale homes, which sold on average in 36 days. And with home sellers receiving 98.4% of asking price in sale price, there wasn't much room for buyers to negotiate in September.

 

The Indian Land housing market in September was all about new construction. New construction listings increased 350% year-over-year. New construction sales increased 129% year-over-year, while sales of resale homes decreased 7.5% year-over-year. New construction pending sales also increased 386% year-over-year in Indian Land. Indian Land inventory was up 84% for new construction homes, but down 17.3% for resale homes. 

 

At an average sale price of $372,241 in Indian Land, new construction homes sold at approsimately an $81,000 premium over resle homes in September 2019.

I've seen that happen in Waxhaw area and it's been happening for several years in Indian Land... for those of us who've been selling in Indian Land for many years, we are amazed at the fact that average home sale prices here went over the $300K point and it's all due to new construction.
