As we meet with Homeowners on Long Island who are looking to sell their houses, we hear statements like the ones below...

 

My Home is worth more than the other house in the area because only my Living Room, Dining Room and Kitchen have popcorn ceilings.

 

My Home is worth more than my neighbors house because I don't have the original kitchen and replaced it 14 years ago.

 

My Home is worth more than the competition because I have carpeting throughout.

 

My Home is worth more than the one across the street because I like the way I decorated mine better.

 

My Home is worth more than the others on the market because I changed the bathroom sink fixtures in my 1/2 bath.

 

My Home is worth more because I paid more for it when I bought it than the other homeowners in the area.

 

My Home is worth more because I am leaving the BBQ Grill.

 

Yes, we really have heard all these reasons why "My house is worth more"...

 

We have to constantly remind Sellers that homes priced realistically are more likely to get an offer close to market value than homes priced higher.

 

That's the real key...price it right and it will sell!

Been there, heard I those reasons before! But counts is what buyer thinks about them and if they consider them worth paying more for.

We have to constantly remind Sellers that homes priced realistically are more likely to get an offer close to market value than homes priced higher.

Ah yes,...we have heard that echo...and because I put ALL this money into it...it has a new roof...furnace etc...the maintenance people expect is too often calculated as a BIG PLUS upgrade !

Barbara, Sometimes it takes sellers a little while to realize their update doesn't me an upgrade!

People are so funny when it comes to comparing homes to their own.  I recall one listing I had where the competition was fully updated and this owner could not see that her home was not as nice, but everyone else could, haha.

Brian, Had the same situation. The competition was much nicer, and less in price and was Under Contract!

Oh my gosh, now that is funny, Sheila! I think we have all heard these same reasons and I find the funniest of them all being, "My Home is worth more because I paid more for it when I bought it than the other homeowners in the area."

To that, I retort, "Well, I obviously wasn't your buyers' agent when you bought! You needed someone who could negotiate for you and it sounds like you didn't get that!"  Yeah, sorry, what you paid for it has absolutely NO bearing on what the market will bear today!
