Tega Cay, South Carolina real estate report/snapshot for September 2019. The Tega Cay housing market remained a seller's market in September 2019 with just 3.1 months of inventory, down year-over-year and month-over-month.
Pending sales were up in Tega Cay (+100%) in September compared with one year ago, no doubt helped by the substantial 105% increase in new listings. Tega Cay's closed sales increased 16.1% year-over-year.
On average, homes sold in under 45 days. Average days to sell decreased 24 days compared with September 2018. Median days on market were 21, also down 28 days yaer-over-year. With such a substantial increase in new listings in September, inventory also increased 12.1% compared with one year ago.
The average price of a sold home decreased 1.5%, while the median sale price increased 3.3%
Sellers received 97.7% of listing price in final sale price, showing some negotiating room for buyers, although not much.
