The Gables is a popular community of condominiums just off Tuckerman Lane in Rockville Maryland. The Gables has a variety of floorplans and sizes to choose from, including patio condominiums and two level homes. Home sizes range from approximately 700 square feet for a one bedroom one bath to nearly 1300 square feet for a three bedroom three bath home.
The community has a outdoor pool and an exercise room for the residents. It is close to Metro, a public park, and tennis courts. There is lots of parking for residents in this tree shaded community, and it is very pet friendly! With its gazebos, waterfalls, ponds and migratory birds, the Gables seems like a community in the country, but it is just five minutes from I-270 and a short drive to shopping at Pike and Rose on the Rockville Pike and Wildwood Shopping Center with Balducci's, Starbucks, South Moon Under and lots of other options.

In November 2019 there are two active listings on the market. Everyone loves the quiet park like setting with community pool, tennis courts, fitness center, party room.
10821 Hampton Mill Terrace is a two bedroom two bath condo listed for $369,000. This condo has been reduced by $10,000. There is hardwood flooring on main living area and a wood burning fireplace. The kitchen has granite countertops, stainless appliances and cherry cabinets, The bedrooms are on the lower level. You don't want to miss the custom master bath with River Rock Feature and Overhead Rain Shower.
In the last six months nine homes have sold and one is pending. The least expensive one to sell is a one bedroom one bath condo with 811 square feet that sold for $255,000. The most expensive to sell in the last six months is 5715 Chapman Mill Drive with 1017 square feet and two bedrooms and two baths. It sold for $379,000.

2018 Market in Brief
As of June 2016 there are four active listings in the MLS including two one bedroom units and two two bedroom units.
10815 Hampton Mill Terrace, #110 is a one bedroom condo with 811 sq feet on two levels listed for $234,900 as a professionally negotiated short sale. It has hard wood floors and a wrap around balcony - a great bargain at this price!
5705 Chapman Mill Drive #350 is a two bedroom two and a half bath condo with almost 1100 square feet on two levels listed for $379,000. It has wonderful views of the ponds and gazebo from the living room area (which has a fireplace to complete your enjoyment). The balcony, updated kitchen with granite, and two bedrooms each with its own bath and walk in closet are other features that set this unit apart.

10721 Hampton Mill Terrace #212 is a two level one bedroom condo listed for $249,900 with new
carpet, new paint, a new kitchen with sunken sink, tile backsplash, granite counters and a balcony.
At present there are two homes under contract - a two bedroom listed for $350,000 and a one bedroom
listed for $260,000.
6 one bedroom units have sold in the last 6 months ranging in size from 724 to 828 square feet on one or two levels. Prices ranged from $239,000 to $260,000.
4 two bedroom two and a half bath condos have sold in the last six months. These units all are 1083 square feet in size and ranged in price between $356,000 and $383,000. With a condo fee of $375 a month, these spacious condos clearly add up to great value. 5 two bedroom two bath units sold in the last six months. These condos ranged in size from 1017 square feet to 1038 square feet. Prices for these two bedroom two bath condos ranged between $370,000 and $386,500 in the first half of 2016.
The largest condo that has sold since the beginning of the year was a three bedroom three bath unit that sold for $381,000. It had 1288 square feet of living space and was on the market for 44 days before someone realized what a good opportunity it was to move to the Gables!
