Building Design & Construction magazine just published a feature story on the mixed-use communities in Port Aransas, Texas on Mustang Island (The New Texas Coast). Highlights include an update on the construction of Cinnamon Shore South which is now underway. This $1.3B community represents a Texas-sized expansion of the highly successful development that pioneered new urbanism on Mustang Island. Sunflower Beach is a 50-acre boutique community with construction underway on custom homes, townhomes and luxury one and two bedroom cabins. Palmilla Beach Resort & Golf Community redesigned the gulf-front golf course and construction continues on high-end cottages, homes and condos.
The article points out that properties in these luxury communities are priced well under comparable developments in other parts of the country. "Port Aransas’ marketing pitch is that it offers luxury living at a bargain compared to similar homes and communities in coastal Florida or California. Fifty-foot Gulf-front lots there are still selling for under $1 million, versus $4 million to $5 million in Florida or California. “Coastal homes in Texas might sell for $3 million, compared to $9 million in Florida and $12 million in California, mostly because the cost of land."
