The headline of the story for Bridgehampton home sales during the 3rd Quarter 2019 is: "there was no inventory to speak of." 

 

On the Charlotte, North Carolina side of BridgeHampton, 5 homes sold in the 3rd Quarter 2019 with an average selling price of $629,200 and a median selling price of $630,000. Price per square foot averaged $144.06. Average cumulative days on market were 52 in the  third qarter. Home buyers paid 97.72% of listing price, on average. Year-to-date, 13 homes have sold in this part of BridgeHampton. Inventory in BridgeHampton remains exceedingly tight for a neighborhood with almost 550 homes.

On the Indian Land, South Carolina side of BridgeHampton, no homes sold during the third quarter 2019, underscoring the lack of inventory in this in-demand neighborhood. 13 homes have sold year-to-date in 2019 with an average selling price of just under $505,000. Price per square foot was $122.67. Average days on market year-to-date have been 62. However, this was skewed by one home that took 215 days to sell. Eliminating that home from the DOM calculation brings the cumulative days on market down to 49. Home buyers paid 98.62% of listing price, on average.

Bridgehampton Neighborhood In Charlotte's Ballantyne Area: 

Perennially In-Demand Since 2000

 

 

BridgeHampton is a 544 home neighborhood built by John Wieland Homes, located on the border of North and South Carolinas in the Ballantyne area.  Approximately half of the community's homes are in Charlotte on the North Carolina side, while the other half are in Indian Land on the South Carolina side. The primary "visible" difference in homes is that the North Carolina homes were built as an all-brick/stone community, while on the South Carolina side, homes were primarily brick front with hardiplank siding, although there were some homes that had three sides brick. Majority of the homes were built between 1999 and 2006.

Square footage ranges from 3,200 to more than 5,000 square feet. Bridgehampton homes typically sit on .3 to .4 acre lots, considered generously sized lots in the Ballantyne area these days.

Within the BridgeHampton neighborhood is a separate, gated neighborhood of luxury townhomes known as The Gates of Bridgehampton. The Gates at Bridgehampton have their own homeowner association. The townhomes are 2-story homes, typically with three bedrooms and 3.5 bathrooms, ranging in size from approximately 2,500 square feet to almost 4,000 square feet. The homes feature private courtyards for outdoor space. No townhomes in The Gates have sold year-to-date and none are currently listed for sale.
