Residential Real Estate For Sale in Addison Texas

The total number of currently available residential properties for sale in Addison, Texas is 41, and last month there were 34. Inventory is increasing! Currently for sale, there are:Addison zero lot home

  • 13 single family homes (ranging in price from $300,000 - $1,400,000)
  • No half-duplexes
  • 15 condos ($158,000 – $469,000)
  • 13 townhomes ($331,900 - $654,900)

Twenty of the 41 available homes have been on the market for longer than 30 days. Homes are taking a little longer to sell as the market continues to correct.

The average number of days on the market for the “active” status, pre-owned homes is 59 days as compared to 65 last month). The median number of days on the market is 46 days, compared to last month’s 49 days.

There are 20 sales in the pending status (waiting to close), as compared to 13 last month. Thirteen of the 21 are incomplete new construction.

October Sales

Fourteen Addison homes sold/closed in October; 11 closed the prior month. The median number of days on the market was 78 days, and last month the median was 51. The average number of days on the market was 91 days. The range in October for the previously owned homes was 11 days to 336 days. The average price per square foot of all previously owned homes that sold is $172.10, down from the $180.69 average the prior month. The average list price to sold price ratio is 95.87%, a big decrease from last month’s 98.03%. There are still price reductions and offers accepted below full price, with few, if any, multiple offer situations.
