We had a glimpse of Winter in October, rather than Fall, and had two Sellers decide next year will be a better time to sell for them. When you expire a listing, you need to warn the homeowners of the barrage of calls they will receive.
One Homeowner called me to relay the silly comments one caller made. "Do you know your home expired, and no longer active?" DUH..... My homeowner said - I asked my trusted REALTOR to remove it from sale. He was laughing. Another caller said he had some potential clients for his listing --- for which he responded -- "my house was on the market for a month, why didn't you show it?" Call my REALTOR, and she can set it up.
There are times (and reasons) why a homeowner doesn't leave their home on the market until a sale, but it sure feels good when they stand behind my knowledge and expertise! They know next year when we put it back on the market, it will be a new market, they will make some changes (with my suggestions) and hopefully, buyers will respond differently than they did this year.
Some clients I have not had the opportunity to do an abundance of transactions with them, but they know I work my buns off each and every week for them in advertising, communicating and working on their sale (or their purchase). It is nice when they feel a sense of loyalty and I know they won't list with anyone else, despite all the expired calls they get!
