When You Should NOT Use A Realtor (Do you agree?)

If you are on the fence about working with a Realtor to list your home for sale, the first thing you should realize is that not all Realtors are created equal and may offer different services. In this article, I want to explain in my opinion when you should and should not be paying for a Realtor to list your house.


When you should NOT use a Realtor

1. To get a yard sign

I mean…you can get one of these at Home Depot. So if you are just looking for someone to put a sign in your yard, I would not recommend paying for a Realtor

2. List the home in the MLS

Having your home listed in the MLS will get your property seen by Arkansas Realtors, but it won’t necessarily get your home seen by home buyers. Your home being listed in the MLS was most valuable when the internet first gained popularity because with the new technology, all sorts of agents at different companies could see that your home was for sale and show it to their clients.

Nowadays, with big real estate websites, apps, commercials and more, it is common for buyers to find the house that they want to buy on their own before even contacting a real estate agent. So, having your home listed in the MLS isn’t as valuable as it used to be (and definitely isn’t worth paying full real estate agent commissions for).

3. You have no equity in the home

This is a tricky one. I have spoken with homeowners who have lived in their home for just a few months to a few years that have little to no equity in the home. If you don’t have sufficient equity in your home, you may not have the means to pay for closing costs when selling your house and a Realtor. In this case, it may make more financial sense for you to try and sell your home on your own.


When you SHOULD use a Realtor

1. You want to sell your home quickly

It has been statistically proven that if you list your house with a Realtor that specializes in marketing, your home will sell faster.

To sell your home quickly, your real estate marketing specialist will analyze the perfect buyer for your home and make sure to advertise your home to the people most likely to buy it through a targeted digital marketing approach. A great Realtor will have a specific strategy on how to bring it to the market and get it seen.

2. You want to sell your home for the most money

By taking into consideration who the ideal buyer is for your home, a Realtor will highlight the unique features of your home that stand out from the others on your street. They will also provide you with a surplus of information in regards to how your home compares to similar ones currently listed on the market.

3. You want to maximize the demand

It should be your #1 priority as a home seller to ensure that your agent is doing everything they can to create as much demand for your home as possible! More demand for your homes = more offers and a higher sale price!



As a homeowner, if all a real estate agent offers you is a yard sign and an MLS listing, move on! If you choose to work with a Realtor to sell your house, make sure that you are demanding the best of any agent you interview for the job.

In today’s competitive real estate market, digital advertising and strategic marketing approaches are no longer “the extra mile” but rather the standard, and should be expected.

So glad to hear this, Nina! I am a Realtor of just 2 years and have embraced uniqueness in my market with an emphasis on tech. With iBuyers making their way to Arkansas, I am seeing some agents who have been successful in the business for a while retire rather than continue to embrace new methods.

Nicole .... I have always found the best reason to not work with a real estate agent/broker/Realtor®, is when you really have no intention to actually work with them in accomplishing your real estate objective.
