Have you ever fired a client? If not, have you ever wanted to fire a client?

You may know that I write a blog post and send a link to my list of readers each week. Last week's post was all about spooky clients.

Zippy Larson left a comment on that post asking:Firing a client

  • Do you fire them in person, on the phone, via email?
  • Which one works best?
  • What do they say after you fire them?
  • Have you ever heard back with an apology from one you fired?
  • Have you ever heard from another client who said "I heard you fired so and so. Why did you do that?"
  •  Has anyone ever threatened you after you fired them?
  •  Do you explain why, or just vamoose?

She said she'd never seen a blog post about firing a client, so I'm going to try to write one. But first, I need some help.

As you probably know, I let my license go years ago. As a result, I don't remember the answers to her questions. In fact, I probably didn't have answers, because I was too chicken to fire many!

I turned these questions into a Survey Monkey Questionnaire, and I hope you'll help me out by sharing your thoughts and answers to some or all of the questions.

Scott Godzyk ~ When I take those listings to drop the price in two weeks, I have them sign an Amend Extend at the time of contract so I don't have to go back and I don't have to ask their permission, I can just change the MLS. I can tell you that in decades of doing this job, not one homeowner remembers the conversation when it's time for the price drop.

We fire clients when it becomes clear they will not listen to our advice.  If you are at a standstill there's nothing more you can do.  The best is when they choose a new agent, and they lead with the last bits of advice you provided.

Marte Cliff I told him he was the rudest person I ever met and he could find another agent. He barked back at me "That's right lady I'm just like Trump!" Or something like that, which made no sense since we were not talking about politics. LOL. I tried to make a dramatic exit but bumped into a tree when I was backing up lol. He was just so rude and overbearing. I've never done that since and it was the first time in my 12 year career I ever did that

Karen Rice Perhaps he meant he was just as rich or just as important as Trump.

I'm sorry your dramatic exit got interrupted by a darned tree!

I wanted to say that to an "important" client once - a "high powered" attorney from out of state who was rude at a closing. Instead I went to the office and removed him from my database - even though he had more properties to sell.

Hi Marte one can't be in this business for as long as I've been and not fire a client or two along the way. The most recent one was one crazy dude, yelling his head off at me one day about the sign being down, in a timely fashion, just before the holiday.  Are you kidding me?  I thought maybe he was on drugs or something. Otherwise he seemed to be a nice enough guy. No way was I ever going to work with him again and I didn't care how many housed he was going to sell and buy.  He never apologized. I simply closed the deal and moved on.....peacefully. Never ever had a client go nuts like that before.

I have fired a client and it was very difficult.  The person absolutely refused to comply with my expectations and left me no choice.

Hi Marte... have I ever fired a client? You bet I have and more than once. But fortunately not all that many times. What I learned is to be very picky up-front about my clients and with whom I choose to work. I truly believe that when people show you who they are, believe them!

Yes, we have. It was easy too. A big blowhard - the wife was nice, but the husband was a piece of work. We simply said this is not working out. He ended up selling the house a year later. Good riddance. 

Recently, we stayed with clients over concern for the husband's health, but I can tell you we will NEVER work with them again because of the wife. A true narcissist personality.
