Why listing your Olympia WA home in November 2019 could be a big payday for you.

If you are considering selling your Olympia WA home but think you should wait until the spring of 2020, you may be missing out on a lucrative winter real estate market here in the Olympia WA area.  You may be thinking you just want to “get through” the holidays before even thinking about selling and moving and that’s understandable but know the Olympia WA real estate market is very busy this time of year. 

 

Here are common objections I hear from sellers that might prevent them from enjoying a nice payoff this fall and winter 2019.

 

“Buyers are not looking this time of year.”

 

Thurston County buyers are absolutely looking for homes this time of year.  And these are the “serious” buyers – the kind of buyers you want.  These may be buyers that have been looking for months and losing out on homes but they still need a home.  And with interest rates more favorable than they were six months ago, buyers are anxious to take advantage of this buying power. 

 

 

 

 

Low inventory.  You've heard this before. The Olympia WA real estate market needs listings and this shortage means less competition for you, sellers. This time of year has shown to be very favorable for Olympia area sellers.    

 

 

Why wait until the spring when everyone else is listing their home?  Inventory is lower now than in the spring months. There are also more closed sales to active listings in the winter months in the Olympia area, skewing the market even more in the seller’s favor.

 

With less inventory + serious buyers = the ideal environment for sellers.

 

“The real estate market is slowing down.”

 

The Olympia WA market is actually picking up steam.  We have more closed sales in Thurston County this quarter than we did last year.

 

 

“Military buyers won’t be PCS-ing until the spring.  I’ll wait until then.”

 

In Thurston County and Olympia WA, we do have a strong military population that tends to move in the spring, however, because these military buyers know the market is tight, they start looking and buying months before they have to move. 

 

But we also have a strong buyer activity within Thurston County and migration from neighboring counties year-round.  Thurston County is the most affordable major county in Washington State, driving buyers to the Olympia area.

 

 

“My home will show better when the flowers are in bloom.”

 

When you follow my easy plan for getting your place in model-home shape, your home will show well – no matter the season. 

 

Many buyers are drawn to a home on an emotional level first.  A home, a scent, certain décor can all elicit a strong emotional response, making a buyer fall in love with your home.  What better time of year to get that reaction from a buyer than the holiday season?  A warm cozy fire and holiday decorations are a very strong emotional pull for buyers.

 

 

“I don’t want to deal with showings during the holidays.”

 

The holidays will be a little slower with showings but your showings will be a little easier than other times of the year.  First, no one is going to show your home on Thanksgiving, Christmas Eve or Christmas Day.  And because many buyers will have more time off from work to view homes and with it getting darker earlier, your showings will be limited to a few hours in the day. 

 

“I don’t want to move during the holidays.”

 

Moving at any time of the year can be painful!  I know, I just did it myself, but you most likely won’t be moving during the holidays.  If you sell your home next month in December, your close date most likely will be in January or February. You are just getting the home sold now and then dealing with the move next year.  You can still enjoy the holidays with your friends and family, and that is the most important part.

 

This is what the real estate market is doing here in Olympia WA.  We have more buyers than listings right now, and this may be the perfect time for you to list and sell your Olympia WA home.
