Mrs Buyer Broker is back and she is ANGRY

I did it this time. I angered Mrs. Buyer Broker. You want to know how? I listed and sold a condo where she lives. Wait? What? you may be asking. Lets start at the beginning. This young couple bought a condo where Mrs. BB lives. They got in a fight, split and up now need to sell. They saw Mrs. BB in passing and told her they want to sell. Mrs. BB went to look at the condo and told them there was no need to list it, she would just bring buyers over and sell it for them.

 

The young couple was confused, but they never have sold a home before. A month went by. Miss Young Owner moved out while Mr. young Owner stayed. When Mr. Young Owner got a new girlfriend, Miss. young owner said neither should live there. SO their condo now empty, sat waiting for a buyer. They never signed a listing contract. 

 

That is when i enter the picture. I have sold Miss Young sellers parents 2 homes over the years, they found out what was going on and put their foot down. I met with both Mr. Young owner and Ms. Young owner and both their parents. I walked through the condo taking notes. I then separated the 2 groups during my viewing as i had it with their bickering. Literally putting one set of parents out the back door and the other set of parents out the front door, I met with each and told them what I would list it for, what offers may come in at and what price it would most likely sell. 

 

There was lots of good news. The home was now worth more than they bought so commission and closing costs will be covered and a small profit made in the short time they owned it. I gave a small list of things they needed to do. Each side agreed and signed. Each side was actually happy. 

 

They soon got the rest of all the belongings out and the condo was spotless. I had put together a great marketing plan and soon was flooded with showing requests. That is when i heard the sound of stomping feed and the echo of "how dare I list this condo." She wanted to find a buyer. BUT she did not have them sign a listing. She was not working for them. She did nothing on their behalf other than waste a prime selling month.

 

In the end I listed it, I sold it for full price, nearly $20,000 more than Mrs BB said she could get. The young couple was happy. They were talking about getting back together and buying a new home. Although I would love to sell them when and then list and sell it again when they break up next time, they listened to me. Stay home, date and wait to buy their next home until they know for sure this is what they both want. They are young, Inexperienced and I Can tell you what.... both their parents echoed my thoughts and speech. Yes I hope they make it. Yes I hope they last, but buying a home is serious business. Both families agreed and told me I would be their real estate agent for life. 

 

The MOST IMPORTANT thing in real estate for me, is to provide great service. To stand out from the crowd by being there through each step of the buying or selling process. My message that I want to share in Real Estate, is that my philosophy is simple, to provide more personal and professional service to guide clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest.

Hi Scott - This could be a soap opera with so many twists and turns.  Of course, your real estate experience and strong sales success was the hero of the story.  As for Mrs. BB.  Let's see what her next move may be...she'll likely be back. Angrier and still delusional.

That's a frightening tale, Scott.  Years ago, I listed and sold a home in a neighborhood here in my community.  No sooner had the sign gone up that I got a call from an agent who lived there and diligently farmed the area on a regular basis.  She also had a bit of a reputation for pulling shenanigans like you outline about not putting properties in the MLS and double ending them.  It was why, my seller didn't wish to do business with her.  Word had gotten out!

Some times they will listen to any one but their parents, so i hope they understood some of it. I have many new listings from couples who buy and are not married then break up. I love the listings and they always come back and buy another home with me. But i do like to tell them what is right that can help in the long term Kathy Streib
