There are riches in niches!  Oh, who doesn’t know that by now on ActiveRain?  This topic has been turned inside-out and upside-down so many times that most I’m sure have a niche by now. 

However, having one niche does not mean you have the world by the butt.  One may be well-versed in an area of real estate but it’s not producing as much income as you would like. There are options to expand that income.

One option is to add another niche. The problem with that is another niche may require some education; much new marketing; and introducing yourself to an area for the first time. It’s just like starting from step one, and we all know what a long and expensive venture that is.

Another option would be to continue to focus on your existing niche, but add an additional area with additional units to the database. Rather than have one community to focus on, you will have two.

This is your greatest advantage. You are the expert in this concept of real estate. You have been successfully mar, filled with testimonials from happy past clients, to market to your new area.

You could use the stats from your existing area to create confidence with the owners of your new area.  You’re a well-verse real estate agent with plenty of experience listing and selling a certain concept or type of real estate. 

Why reinvent the wheel. It’s already working smoothly. Use it to its fullest. If you can double your income, you’ll be that much ahead of the game. If you want more, go get it.

If it were me, I’d market myself as the best option to list and/or sell that particular concept. Brand yourself as the agent to call. Be visible with your marketing pieces. Be consistent with your visibility within each of the communities. Mention each of the communities in all of your marketing pieces.

It’s so much easier to add additional communities of the same flavor and concept, as opposed to learning and becoming well-versed with another price range and concept of home.

Your logo and slogan(s) should reflect that concept and add to your Brand. Let everyone know “who you are; what you do; and how well you do it.”

Your presentation binder should relay what you will do for them. It’s all about the client. Since you have so much experience with that niche, your confidence level should be sky high.

Just a thought for the moment….

I wasn't going to embarrass her ... Kathy Streib it's so difficult to start from step one with a new concept.... and everyone seems to look at the "top dog" of real estate....luxury homes....no, no, no.... it's a very different method of marketing with all the concepts....

In spite of all that's been said and written about the riches in niches, I still talk with agents who don't choose a niche because they are afraid of missing out on some client who doesn't fit the niche. Some even attempt to serve everyone within a hundred mile radius of their home base.

I guess all we can do is keep saying it over and over and over again.
