The Kensington at the Square community consists of 125 single level condos (the Flats) and townhomes. The flats have already sold out.

The 3-story townhomes offer 3 models, ranging in size from approximately 1670 SF to 2081 SF, with 2 to 3 bedrooms depending on model, 3 or 3.5 baths, and 2-car attached garages. Home pricing currently starts at about $725,000 into the low $800s (but that is always subject to change and availability).

 

All homes offer solar, to either be purchased or set up on a monthly lease.

 

Kensington at the Square will offer residents a community pool, tot lot, BBQ areas, bocce ball, shuffleboard and small parks. At this time children will attend the Carlsbad Unified School District schools (but school boundaries should always be verified).

HOA fees range from approximately $364 to $386 per month. The tax rate (property taxes and Mello Roos fees) is about 1.3% of the full cash value

 

A big draw, of course, in addition to being new, is the close proximity to The Square at Bressi Ranch and Bressi Village – grocery stores (Sprouts, Stater Bros., Trader Joe’s), services, coffee shops, multiple casual and higher end dining and more – just outside your door. The Carlsbad beaches are about 4 miles to the west

Hi Grant Schneider 

Solar is not common in new builds but becoming more so. The La Costa Collection townhomes were built a few years ago and are all solar.

And there is a new requirement going into effect in 2020  - new single family homes (with some exceptions, such as too small a roof or homes in the shade) and multi-family buildings up to 3 stories must come with enough solar panels to offset electricity usage.
