Could this condo be too small to ever find a buyer for?

The phone rings and a sobbing person asks for help in selling her condo. The first step was to calm her down so i could understand what she was saying. After a brief pause, she let me know she needs to sell her condo rather quickly. She can no longer afford it. She continued on that she had an agent tell her it would never sell as it is just too small.

 

First off that sounded ridiculous. Second off, I really need to see it so I can see what we have to work with. She gave me her address and I knew it well. I just recently had a sale in that complex early fall. I have sold dozens of units in there over the years. The seller with a sound of hope, wanted me to come as soon as i could.

 

I met the seller at the front door and she walked me in. She had a 1 Bedroom garden style condo. It is around 600SF. Small? Yes. Unsellable? NO. 

 

The condo had a new kitchen, newer bathroom, freshly painted walls and newer laminate floors. It faced the side where the pool is. A corner unit with windows on both sides. Why in the world would any agent say they could not sell this?

 

The seller confessed she chose the biggest name in real estate. Big name equals more sales she asked? The answer was actually no. I let the seller know what i could offer. What price I would ask, What price this condo may sell for. What my marketing is like. Lastly how the selling process would work. The seller was very happy with my approach. She was glad her neighbor told her to call me.

 

There is a buyer for every home. Selling a property is a business. Choosing an agent ready, willing and able to work with teh seller to get it sold is a must.

 

The MOST IMPORTANT thing in real estate for me, is to provide great service. To stand out from the crowd by being there through each step of the buying or selling process. My message that I want to share in Real Estate, is that my philosophy is simple, to provide more personal and professional service to guide clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest.

A seller with small kids or babies may need to say no showings after 7pm. Some earlier even. Those with older kids or no kids may not have limits. I find it is best to ask up front and put showing rules on my listing so agents and potential buyers know when they can and can not see the home.

Often times less is more, especially with people who don't want as much "stuff" as they use to and like the idea of less to maintain. Sounds like this condo with all it's advantages will sell quickly with you at the helm steering the ship.

Actually, I think a 600 square foot condo could be quite sellable.  A number of years ago, similar condos were built in the neighborhood close to our airport.  They sold out right away.  Also, these kinds of condo units are popular near colleges and universities.

Hi Scott,
I guess that "other agent" has never heard of tiny homes which are smaller than that!   Some people don't want or need more space.  I'm sure there are plenty of potential buyers for a condo such as you described. Priced right it should sell quickly.

My first home with my husband was a 1/1 750 SF condo . . . we lived and worked out of it together for years! 

We always looked back fondly on that little place . . . a couple of crazy kids like us will be perfect in your new listing!

Scott Godzyk - I really do believe good things come in small packages and that includes condos! I love how you reasoned with this woman and set the record straight. Afterall, there really is a home for everyone and not everyone needs a big home. You are wise and wonderful.
