As a Realtor and property manager I have maintenance. This allows me to become familiar with good contractors. I do not know if I hire the best but if I do not like them I do not hire them again. This seems to be a year of roofs. Not a happy topic.
My client found a good roofer who was willing to tackle her older homes roof for a reasonable price. I was impressed with the work and the diligence that he showed when placing the roof. There were all sorts of odd angles and a place where there were 6 layers of roofing. The house was built in 1912. It took 3 weeks and numerous consultations to figure out how to get the new roof on. Meanwhile back at the ranch I had a tree damage a roof because the tree needed to be trimmed. I called Moore roofing for the patch. Maybe I should have submitted the damage to the insurance company but this seemed to be my fault. By the way DO NOT LET TREES TOUCH HOUSES AND ROOFS! I was pleased with the patch and the fact that I didn't have to put a new roof on. This was not a home that lost shingles. mooreroofing@q.com
Last November one of my tenants called me to the rental. He said he was putting up Christmas lights and noticed that the shingles were brittle and the roof was very soft. I called a couple of roofers for estimates but went with the one who just did my friends roof. He a did a great job! About half the sheets needed to be replaced and they fixed a leak above my patio. I was very pleased and a little short of cash so Dad and I had to take personal funds for half of it. Again a complicated job.
This summer we had some really powerful windstorms. In early September another tenant told me that my roof was damaged. I went to look and there were sheets of shingles off. He wanted to patch it but I wanted a professional to look at it. I called my insurance company USAA. They assigned an adjuster to the claim. He went up with a cool later that had feet so it was not resting on the gutter. He told me my roof was a total loss. I got 3 estimates but went to Redux Solutions because I love their work and he gave me a good bid. By the way I love USAA! You have to be a member or have a close relative who served in the armed service!
After looking at that roof I decided to look at all the roofs that had the same pitch that were under my control. I took a drive and found one of the houses under management had significant wind damage. I contacted the landlord and advised him to call his insurance company, American Family Insurance. They came out and offered to replace two parts of the roof and leave the rest (UGLY). My client has a $1000 deductible and they estimated the repairs to be $1840. I contacted my roofers for estimates and a new roof came in at $4290 and a patch came in at $750. My client did not have the funds on hand for the new roof. I told him that I would get other bids but we could patch but next time the wind blew more shingles would fall off and within a year we would be at the same place again without insurance money. Meanwhile the roofers all told me that they hated to work with American Family Insurance because they always wanted to patch. I have suggested that after the repair we look into other insurance companies that actually fix things.
Redux called me yesterday (remember I have already been involved with 3 roofs with him) and asked me what my client wanted (client is out of the country). I told him that my client was short of funds until January. He offered to take $2500 down and the rest in January. It pays to have a relationship with people. He know that one of my other rentals needs a roof in the spring but I am still paying dad and myself back for the other roof. This morning I had a discussion with my landlord. We are going to get a roof on the house!
