A few days ago, I shared information regarding the West View Estates in Kalispell. On the east side of town is another amazing subdivision.
The East Valley Estates development is located east of Kalispell, approximately 4 miles down Route 35 past the Route 2 and 35 interchange. As you drive towards the community, you can't help but notice the absolutely amazing views of the Swan Mountainsin front of you. The location is not only beautiful but also provides easy access to Kalispell, the town of Bigfork and all the hiking available in the Jewel Basin.
The first phase of development in East Valley included 17 homes which were built beginning in the 2005-6 timeframe. These homes were built on lots between 1 to nearly 2 acres in size. For the most part, the homes are ranch styled homes with between 4 and 6 bedrooms and 2 to 4 baths. Part I of this development is located on the streets of McWenneger Drive, McWenneger Court, and Montford Way.
The second phase of development started several years later and continues at the time of this writing in 2019. There are 28 building sites in phase II, most with homes built in the last ten years and a few still available parcels. Each ranch home has approximately 1/2 to one full acre of property as well as gorgeous views of the mountains. The homes in the second phase can be found on McWenneger Drive, Aeneas View Dr and Snowcrest Court.

This subdivision does have community water and an HOA. In addition, there are CCRs (covenants, conditions and restrictions) which address home sizes, pets, fencing and more. Currently, new homes must be 2,200 square feet minimum with at least a two-car garage. Trailer homes, modular homes, mobile homes or prefab homes are not allowed. Subdividing property is not permitted. In terms of pets, up to two dogs or two cats are allowed but no poultry or livestock.
