I am grateful to say that this is my second week starting my days off at 8am and working till 5pm. It's still a struggle to get up at 6am but I have been doing it since last week, so it is starting to feel like routine.
I did my dreaded prospecting calls last week as I said I would. I got 4 leads, making about 70 or so calls to my SOI and nailed down 2 appointments. One appointment that I set is scheduled for this Thursday with a guy who is looking to purchase 30 investment properties in Philadelphia and the other appointment I went on with a gentlemen who wanted to see a $500,000 condo, in a new hi rise development in the city. He loved the place and we are scheduled for a second visit. It's crazy to imagine that if I did not make those calls, I'm certain I would not be working with these individuals.
Often times I shy away from self proclaimed experienced investors. The ones that are immediately quick to say, "I don't care what you find, I'm just looking for a good deal." If an invsetor can't tell you what he is looking for or some kind of goal in mind they aren't worth it. That's why I was immediately happy that this guy knew exactly what he wanted, single family homes with a good market rent, minor TLC, he wishes to pay an average of $80k on the homes, and suprisingly he knew which areas he wanted to purchase in and the areas he had no interest in. He is also willing to meet me in my office and bring along his financials!
It pays to prospect ladies and gentlemen, eventhough today I had to get some much needed inpsiration by calling up my boyfriend, a college recruiter to give me a kick in the ass and tell me to get over it and make the calls.
