Team Tex-La has a whole new look & attitude! How do you eat CROW?

By
Real Estate Agent with Liz Carter & Team Realty-Your Real Estate Resource For Life!

A whole lot of renewed admiration for our fellow Realtors, and stronger than nine day old garlic Team Tex-Lzcompetitors in the , group!  When Josh sent in our Pre Listing Package I felt really good, it had a couple of flashes of brilliance.  Then I started reading the other entries and my heart sank.  My fist thought was, "These agents are great and have turned in some high quality work", I was totally impressed.  Then I remembered what I had thought of ours originally, in fact I had even opened my big mouth to our fearless leader Rich  on how I thought ours was best.  His comment back to me (remember he had already seen all the other entries...not fair :).  Was, "Liz I'm sure that all the teams feel like their entry was the best". Thankfully he didn't laugh at me, and say, "Oh Yea, just wait" :)

New Team Tex-La Logo designed by Joshua Lazaro

How do you eat crow?  That's what I have to do, that silly little EGO that I am forever telling egoothers to get  under control before it destroys you, had reared it's ugly head in ME...I was aghast!  I thought I had gotten rid of that monster many years ago, but you have be be forever diligent in keeping it under control.  That was my BIG AUHA for that weeks challenge...and it was a good lesson for me, for everyone.  Too many times our EGO is what gets in our way of just about everything in life, and business.

So I wanted to publicly lay it out there for you boys and girls, I just thought I was too hot...notYou...the phenomenal teams that are in the Picture of Real Estate Media: Makeover 2 Takeover (The ActiveRain Real Estate Network) turned out some incredible work on the Pre Listing Packages and Josh and I applaud you for a top notch job. I would have listed with any one of you and it would have been a tough decision, as I'm sure it was for the judges on this clappingone!  You all are "The Best of the Best" in my book!  Where is ours you ask?  Well I'm not one for hiding when I screw up, and Josh is supposed to be posting it as I post this, so you can see and compare for yourselves what you thought of Team Tex-La entry for the Pre Listing Package week.  We did not have a video, not a lot of slick looking flyer's, a basic power point presentation.  I think it's pretty good, the one I use is of course a lot like it, but it has more things in it of course with my track record, major awards (I keep to a minimum), staging tips, my daily schedule, how and who I prospect to, my call capture Arch Telecoms information, a list of references if they want to call, and several (too many) testimonials from satisfied past client., I will put a link here to the full PLP when Josh finishes his post, and as I mentioned there were a couple of things I would like to bring to you attention that I think are extremely beneficial to have in your pre listing package:

1.  I am very assumptive on the first page it has a list of items for the client to have ready for me on our appointment, this is part of it;  So when you meet with the soon to be client and they have a copy of the survey out, 2 keys laid out, all the disclosures filled out...well, I do my short presentation, "Do you absolutely have to sell this home?, Will you price this home to sell?  Do you want me to handle the Sale for you?".  Don't laugh, this works and I'm done it thousands of times.  Too often we (Realtors) get carried away wanting to tell the sellers "our story"...they don't care!  They don't want to listen to you tell them how great you are for two hours...boring...it's that EGO thing again!  They simply want to know, "Can you sell my house, how soon and for how much?" Great, sign the contact please so I can get to work for you."  the strength of your PLP should be that strong, and your mindset should be such, that you simply go over the comps, net sheet, and say, "Sign here please"

  •  PLEASE HAVE THE FOLLOWING ITEMS READY FOR OUR APPOINTMENT:
  •  1.    "Seller's Disclosure Notice" filled out.
  • 2.    "What Buyers Wants to Know" completed
  • 3.    Two extra front door keys.
  • 4.    A floor plan, if you have one.
  • 5.    Up to date survey of your property, if you have one.
  • 6.    Loan payment information on all mortgages.
  • 7.    A copy of most recent taxes paid.

2.  The Report Card is another thing that was included, and I always take one when I am competing.  It is critical to know which other agents they are talking to since you know them and what their approach might be. Having a "Report Card", that has all the stats for the agents, (in this case Rich was talking to two other agents), so I bring a chart/graft that has all of our three #S on them.  It's a beautiful thing :).  It has how many homes each agent has sold, how many active they have, how many pending they have, it has average days on market for each agent, list price to sales price ratio, avg. price per SF for each agent, and several other #S that make it very clear who the obvious choice is, ME :).  I will also post that if you would like to see it, we do it in Excel. You lay the report card for each agent down and explain what those #S mean to the client.

3.  The third thing we did I that was exceptional, was we contact an agent were they were going and part !! of the pre listing package was sending them things to get excited about, that beautiful new home on a golf course.  In the cover letter (which I will post also), we said, "I know haw valuable your time is, and took the liberty of contacting the best agent in the Phoenix area to send us so things to look at.  Please let me know if you would like me to have him contact you?"  Applause for our wonderful friend on active rain Mr. Paul Slaybbaugh, who sent us three stunning homes in their price range and links to every golf course there.  I'll also post what Paul sent in another blog, it was very well done...thanks again Paul, and I won't forget you when I have a referral going to your area.

Liz-Your presentation was great I thought. I just KNEW mine was the best also, lol...I even had a a family slide show on the end with Rich!  Eating crow is good for us occasionally, isn't it!

I love your new logo!  Best of luck this week. We are all excited about this one. Should make this the toughest competition yet, as we all feel so strongly about first time buyers.

Hi Boys & Girls...

Remember to add your name when signed in under makeover2takeover...it does not put our name in automatically!

This sounds like Deb Darln'....or Melissa? above!

Actually I really don't care for the taste of Crow...so I think I'll get that "Drunk monkey in my head" EGO under controle...maybe I should just shoot him :).  Liz

These glitches are getting annoying. I think I'm signed in and two minutes late I'm signed out.  I get my comments typed when I hit submit I get an Error Message. Oh well ... just growing pains.

My very modest assistance in no way measures up to the praise you direct my way, Liz.  You are an absolute doll.  Just wish I could have come up with something that would have pushed you over the top.  My sincere thanks for the glowing words, even if they outweigh the effort.

Liz, Now I know why you kept asking me how many closings we have had! See, we can't look this up on our MLS. It just wouldn't be accurate. We hold many a listing and sale in-house per requests from our Sellers. We are rural and many times their houses are open to a 100 mile radius of Realtors. Many of our folks don't want their homes open to the public.

Also, in our rural area, we sell many houses in four different counties. Our own MLS does not keep an accurate count of actual houses sold! We sell in Polk, San Jacinto, Trinity and Walker. Many of the houses we sell are not on the MLS.

If we tried to pull actual numbers of our local Realtors we could get sued for false information.

Every market is local and you have a big beautiful and productive area to remain in. We drive a 450 linear mile lake! I'll bet you wouldn't want to guess our gas bill.

Don't worry though, they are great ideas for the right folks! I think you're the best.

Later in the rain~Deb

Deb...

It's just one of many things I use.  Yes we have a big area and a ton of competition too, so it's all relative.  There are 27,000 agents in our MLS, so if you wanted to really do a comparison, take the total # of agents in your market area vs the total in this one.  I think you will see it really doesnt matter you can control any market large or small.  I know an agent in a very tiny area of Vigirina and she has a lot of agents for this small area, but she has almost 1/3 of the total business.

Tracking your #S is just something I've been taught to do for so many years, it's natural for me to ask "how many deals do you do"?  It's not to find out if you sell more than me or anyone else, with the MFO group we are always talking #S, because they are so important in running your business.  And not just the # of sales you have, # of days you work, # of hours per day you work, # of appointments to listing taken ratio, # of calls made to appointment set, # of listing taken to # to closing ratio, # of types of sources for where you business came from, # of buyer sales, # of listing sold, # of active listings, # of pen dings, # of closings and about 100 other #S that all tell you how to plan and how well you are doing.  It's the total picture, and knowing your #s is so important.

I track my #s and know them all by heart since I study them to make decisions on just about everything, so it's just a natural thing for me to talk about #S.

Hope you got your assignments all done this week, we are still working on ours, it always seems no matter what we plan on getting it done early it's always at the last minuet :).  L

Ricki...

Geez I think everybody misunderstood this post, maybe I should delete it  I was trying to be funny...guess I should keep my day job :).  It was also meant to praise the other teams, they really did do a great job and their post looked good.  I believe the content of mine was better if you put it to a test of which one could make you more money, in fact their is no doubt about it.  It's hard to make calling expired, fsbo's, out of state investors look cool...but it's effective in generating business and a lot of it quickly.

In fact I hope you are doing your prospecting daily and tracking your #S...you are, right?  Good Girl :).  It has taken up a lot of time and I miss seeing my friends as much as I was, but Josh is learning a lot so it's worth it.  Hugs L

Carl & BWP...

Yea it's frustrating, however it has reinforced my habit of writing everything in word so I don't have to start all over again :).  L

Paul...

Now you are being too modest :), it's hard to take the time when you are busy in your world to do something like that, so it meant a bunch and it was good.  Did you like the picture I put on Adam's blog talking about him, Jason and you being my "Three Musketeers"?  What trouble you boys would get into in you were close in location, oh my.  It's so much fun to watch you guys interact here in the rain.  L

Deb Darln'...

Why thank you very much, that's a nice thing to say...right back at you on that one.  L

Tina...

Glad you are enjoying it and hopefully getting some helpful tips too.  I think this weeks will be the best.  I think all of us really enjoy working with a first time home buyer, the nice ones of course.  Most of them are, and it's fun to see someone get excited vs "yea we bought another home"!  Just makes our job more fun.  L

That's one of my favorites too, works like a charm!  I have a script I use with if of course.  I get 96% of all listing appointments I go on...so I must be doing something right :).  I'll post it so you can see it and how to put it together, OK?  Liz

Mara my friend...

Yes as a matter of fact I do come in pill form, sometimes it's a little on the bitter side (I'm tough on pushing you to the goals you've set, just ask Josh.  I have a nice sweet after taste though, and that makes it all worth it.  So when can I expect you to come down to TX for you "dose"?  You're the best, Liz

PS; By the way did you hear we won the challenge for week 4 :)...I'm so excited!  Now I'm going to win week 5 and have back to back wins, cool.  L

James...

I'ts nice to know you are doing this...another thought on not doing a 2-3 hour long listing presentation...you have more time to do what you were hired to do...go find a buyer! :).  I've used that too, "You know Mr. & Mrs. Jones, the sooner we get the paperwork done, the sooner I can go to work and get your house sold so you can be in Deven in two months>  Sign the contact so I can get to work, please!

The resons most agent will not ever even try this is 1. EGO, they want to tell the seller how many awards they have won, how great they are, bla, bla, bla...It amazes me how many #1 agents there are in every market and town :).  It's way overused and it has no value to the seller.  2.  Scared, they are afraid of the seller saying NO...don't worry about that  if they do then simpley start going over what you will do for them vs how great you are.  Ask them to sign every 10 min., you never know when they are ready if you don't ASK.  L
