A whole lot of renewed admiration for our fellow Realtors, and stronger than nine day old garlic competitors in the makeover2takeover, group! When Josh sent in our Pre Listing Package I felt really good, it had a couple of flashes of brilliance. Then I started reading the other entries and my heart sank. My fist thought was, "These agents are great and have turned in some high quality work", I was totally impressed. Then I remembered what I had thought of ours originally, in fact I had even opened my big mouth to our fearless leader Rich on how I thought ours was best. His comment back to me (remember he had already seen all the other entries...not fair :). Was, "Liz I'm sure that all the teams feel like their entry was the best". Thankfully he didn't laugh at me, and say, "Oh Yea, just wait" :)

How do you eat crow? That's what I have to do, that silly little EGO that I am forever telling others to get under control before it destroys you, had reared it's ugly head in ME...I was aghast! I thought I had gotten rid of that monster many years ago, but you have be be forever diligent in keeping it under control. That was my BIG AUHA for that weeks challenge...and it was a good lesson for me, for everyone. Too many times our EGO is what gets in our way of just about everything in life, and business.
So I wanted to publicly lay it out there for you boys and girls, I just thought I was too hot...not! You...the phenomenal teams that are in the turned out some incredible work on the Pre Listing Packages and Josh and I applaud you for a top notch job. I would have listed with any one of you and it would have been a tough decision, as I'm sure it was for the judges on this one! You all are "The Best of the Best" in my book! Where is ours you ask? Well I'm not one for hiding when I screw up, and Josh is supposed to be posting it as I post this, so you can see and compare for yourselves what you thought of Team Tex-La entry for the Pre Listing Package week. We did not have a video, not a lot of slick looking flyer's, a basic power point presentation. I think it's pretty good, the one I use is of course a lot like it, but it has more things in it of course with my track record, major awards (I keep to a minimum), staging tips, my daily schedule, how and who I prospect to, my call capture Arch Telecoms information, a list of references if they want to call, and several (too many) testimonials from satisfied past client., I will put a link here to the full PLP when Josh finishes his post, and as I mentioned there were a couple of things I would like to bring to you attention that I think are extremely beneficial to have in your pre listing package:
1. I am very assumptive on the first page it has a list of items for the client to have ready for me on our appointment, this is part of it; So when you meet with the soon to be client and they have a copy of the survey out, 2 keys laid out, all the disclosures filled out...well, I do my short presentation, "Do you absolutely have to sell this home?, Will you price this home to sell? Do you want me to handle the Sale for you?". Don't laugh, this works and I'm done it thousands of times. Too often we (Realtors) get carried away wanting to tell the sellers "our story"...they don't care! They don't want to listen to you tell them how great you are for two hours...boring...it's that EGO thing again! They simply want to know, "Can you sell my house, how soon and for how much?" Great, sign the contact please so I can get to work for you." the strength of your PLP should be that strong, and your mindset should be such, that you simply go over the comps, net sheet, and say, "Sign here please"
- PLEASE HAVE THE FOLLOWING ITEMS READY FOR OUR APPOINTMENT:
- 1. "Seller's Disclosure Notice" filled out.
- 2. "What Buyers Wants to Know" completed
- 3. Two extra front door keys.
- 4. A floor plan, if you have one.
- 5. Up to date survey of your property, if you have one.
- 6. Loan payment information on all mortgages.
- 7. A copy of most recent taxes paid.
2. The Report Card is another thing that was included, and I always take one when I am competing. It is critical to know which other agents they are talking to since you know them and what their approach might be. Having a "Report Card", that has all the stats for the agents, (in this case Rich was talking to two other agents), so I bring a chart/graft that has all of our three #S on them. It's a beautiful thing :). It has how many homes each agent has sold, how many active they have, how many pending they have, it has average days on market for each agent, list price to sales price ratio, avg. price per SF for each agent, and several other #S that make it very clear who the obvious choice is, ME :). I will also post that if you would like to see it, we do it in Excel. You lay the report card for each agent down and explain what those #S mean to the client.
3. The third thing we did I that was exceptional, was we contact an agent were they were going and part !! of the pre listing package was sending them things to get excited about, that beautiful new home on a golf course. In the cover letter (which I will post also), we said, "I know haw valuable your time is, and took the liberty of contacting the best agent in the Phoenix area to send us so things to look at. Please let me know if you would like me to have him contact you?" Applause for our wonderful friend on active rain Mr. Paul Slaybbaugh, who sent us three stunning homes in their price range and links to every golf course there. I'll also post what Paul sent in another blog, it was very well done...thanks again Paul, and I won't forget you when I have a referral going to your area.
